    Job Overview: The Senior Accounting Consultant role, based in Dallas, TX, is pivotal for our client, a full-service short-term rental company aimed at maximizing real estate investors' monthly cash flow. This contract position requires a skilled professional to manage complex accounting tasks, including contractor payments, property transactions, and financial planning related to construction projects and property flipping through 1031 exchanges.

    Key Responsibilities:
    • Manage contractor payments for construction and property flipping.
    • Oversee accounting processes for buying, selling, and exchanging properties through 1031 exchanges.
    • Ensure accurate accounts payable and receivable management.
    • Facilitate interactions with CPAs for tax preparation and financial reporting.
    • Interface with banks for financial transactions and loan management.
    • Assist in cash flow planning and financial scenario analysis.
    • Conduct due diligence for potential property acquisitions.
    Requirements Include:
    • Education: Bachelor's degree in Accounting, Finance, or related field.
    • Experience: Extensive experience in real estate accounting, including working with 1031 exchanges and property flipping. Experience in contractor payment management and financial planning.
    • Skills: Strong organizational and time-management skills, detail-oriented, proficient in accounting software, and excellent communication skills.
    • Certifications: CPA designation preferred.
    • Knowledge: Deep understanding of real estate accounting practices, 1031 exchanges, and cash flow analysis.
    • Key Competencies: Ability to work independently, problem-solving skills, ability to interact professionally with CPAs and financial institutions, and strategic planning capabilities.
    Additional Information:
    • This is a contractor position with flexible hours ranging from 10 to 30 hours per week, based on project needs.
    • The role requires a candidate who can handle complex financial scenarios and contribute to the company's growth strategy through effective financial management and planning.
