Overview:
Corgan is seeking a Director of Corporate Real Estate to join the firm.

The Director of Corporate Real Estate, in collaboration with firm leadership and reporting to the COO, will develop and execute the firm's global real estate strategy and oversee day-to-day facilities operations and property management.


The Director will be responsible for needs assessment, location selection, and lease negotiations as well as coordination with internal design teams producing space planning, workplace strategy, furniture selection and document production.

The Director will be responsible for project management and execution, budget development and tracking, procurement and move coordination. The Director will manage the firm's global real estate portfolio including tracking renewals, extensions, options, subleasing and space turn-over.


Responsibilities:


The Director shall have demonstrated skills and experience in capacity planning, real estate search and lease execution, project management, financial planning, budgeting, budget tracking and office services administration and property administration.


Real Estate Management and Space Planning:

  • Collaborate in the development of strategic space requirements.
  • Engage real estate brokers, in collaboration with firm leadership and local office directors, and lead global real estate acquisition and disposal.
  • Lead activities for real estate site selection and lease negotiations with landlords.
  • Prepare relevant portions of the firm's capital budgets and develop detailed project cost estimates.
  • Obtain final approval on leasing and construction/furnishings costs.
  • Assisted by inhouse legal counsel and brokers, negotiate the final lease document.
  • Work with internal project teams to prepare formal space plans, construction documents, finish and materials schedules, and all other necessary aspects to build the space; obtain internal approvals.
  • Coordinate with internal IT team to incorporate IT and AV requirements into the project.
  • Establish construction and move schedules.
  • Maintain lease database of all global locations, monitoring critical dates, lease directives, property statistics, and contact information. Notify leadership of impending options and lease expirations.

Construction Management:

  • Administer a competitive bid process or lead a negotiated procurement strategy for each project.
  • Administer the contract, attending weekly construction meetings either in person or virtually.
  • Assist each office with planning for the physical move as needed. Be at the job site during the move to handle lastminutes issues that may arise.
  • Approve and pay invoices for consultants, contractors, furniture vendors, and related service providers for each project.
Office Services

  • The global Office Services Manager will report to the Director.
  • Provide oversight of office services to ensure existing offices are properly supported and maintained.
  • Management and administration of the vendor relationships for office services.

Qualifications:

Qualifications:


  • Bachelor's Degree in a business field and/or equivalent education or work experience.
  • At least 10 years of commercial office space project management experience.
  • At least 5 years of commercial office leasing experience.
  • Proficiency in lease and capital cost accounting and financial topics.
  • Ability to travel 33%
