    (Staff Augmentation)

    Contract:
    W2, Feb 0- Jun 30, 2024 with possible extension

    Pay Range:
    $22-27 / hour

    Description:

    Land Coordinator:
    Cloud Operations and Innovation (CO+I) is the team behind a leading cloud platform.

    CO+I is responsible for delivering all Data Center Infrastructure capacity to support our systems to deliver for our customers' required demand.

    The Land Development team is responsible for the delivery and pre-positioning of Data Center real estate needed to build out the cloud infrastructure.

    The types of projects include land acquisition and pre-development, Build to Suit lease development, and working on the development of incentives for those projects.

    The Land Coordinator will be instrumental in providing support in managing transaction deal flow, including ensuring relevant data and associated documents are tracked and kept updated.

    Roles and Responsibilities –


    Support the easement acquisition team transaction processing and administration for fast-growing and ever-changing business needs across the AMERs region to include North, Central, and South America.

    Review title reports and provide curative support in resolving any ownership issues.

    Assist with tracking financial budgets, payments, and related metrics to the region's portfolio standards.

    Assist in the implementation of a land records database system to track executed agreements and their associated contractual obligations.

    Establish reports to utilize metrics to plan, manage, measure, and evaluate performance pertaining to the transaction process.

    Effectively communicate expectations, requirements, and status of deals to key stakeholders and business partners – both internally and externally.

    Provide support regarding landowner complaint resolution, general landowner inquiries, and other related communications.

    Help coordinate an ever-changing variety of internal initiatives and projects.

    Continue to build a culture of speed, flexibility, and frugality with all business partners.


    Closely collaborate with other internal teams such as operations, legal, finance, treasury, tax, and risk assessment to help deliver highly successful projects.

    Coordinate with external partners such as landowners, brokers, developers, design professionals, and other consultants as needed.

    Skills & Qualifications –

    In order to be successful, a background in processing easement agreements for linear infrastructure Real Estate delivery is desired.

    Being able to work in a dynamic and global organization, as well as a strong desire to continually learn and innovate is also required.


    In particular, you will:
    Knowledge of easement and real estate transaction processes.


    A track record of coordinating high-quality projects in an atmosphere where speed, flexibility, frugality, and a heavy workload are the expected norm.

    Ability to effectively communicate internal process requirements to various audiences (e.g., internal and external stakeholders, etc.).

    Drive standardization, automation, and repeatable processes into each area of our practice where each project is unique.

    Previous experience as a contract manager or land records coordinator.

    Work well within a fast-paced organization, self-starter, process-minded, and collaborative.

    Experience – Candidates must have:

    5+ years' experience in transaction coordination and project management in an

    industrial/commercial

    or data center real estate operation with a national footprint leveraging a combination of internal and external resources.


    Ability to conduct online research about properties, codes and ordinances, understand and interpret research, and summarize findings in a concise manner.

    Expertise in land contract drafting and abstracting.

    The ability to be a team player but also work independently.

    Strong communication skills both written and verbal.

    Familiarity with office tools for communication and collaboration.
