    Job DescriptionJob descriptionFull time portfolio property manager needed for Residential Property Management company located in SchaumburgMust be a licensed community manager in the State of Illinois with a current Community Manager's License.

    Do not apply if you do not meet this criteria.

    The portfolio manager's responsibilities are, but are not limited to the following:

    Management of Condominium, Townhome and Homeowner's AssociationsPrepare annual budgets including incorporating information from reserve studiesAnalyze, understand and implement items from the reserve studiesPrepare requests for proposal from contractorsAnalyze and evaluate bidsNegotiate ContractsWork directly with contractors to monitor quality of their workPerform property inspections for both maintenance and property appearance on a weekly basis.

    Take photos of violations to provide to assistant for drafting lettersReview and understand insurance requirementsDevelop and implement policies and proceduresPrepare management reports and updatesAttend Board meetings and follow-up on items after a Board meeting in a timely fashionOversee administrative work performed by assistant and perform administrative work as neededMaintain strong relationship with ownershipRespond in a timely manner to both emails and phone calls receivedCorrespond, communicate, address and resolve homeowner issues and concerns in a professional and efficient mannerReview and be familiar with each Association's Declaration's, By-Laws and Rules and RegulationsBe familiar with a wide range of building components between high-rise/mid-rise, condominium and townhome style buildingsReview owner account history on a monthly basis and mark for late feesTurn over delinquent accounts to attorney for collectionsReview and sign off on maintenance work orders dailyReview and sign off on conversion/closing packages and other related documents after they are preparedUpdate Association Board members on a weekly and bi-weekly basis via emailOn
    • Call for after hour emergenciesRespect and follow the policies and procedures of our company, as well as, the property manager guidelines as set forth by our companyThe ideal candidate will possess:Strong oral and written skillsGood phone etiquetteAble to work well in a fast paced work environmentProficiency with Microsoft Office (Word, Excel Outlook)Our office is a team environment, each Portfolio Property Manager has an assistant assigned to them.
    We also have a customer service department for maintenance/work orders, an accounting department and a closing representative that takes care of sales, refinances and foreclosures.

    RequirementsWe are seeking an individual who is self-motivated, with excellent people skills and organizational skills, with an outgoing personality and wishes to grow with our company.
