    Description
    Seeking Sr. Preconstruction Manager who is highly professional and organized, team-oriented individual with ability to work in fast paced construction environment.

    Key requirements are design phase management, field experience, cost estimating and subcontractor buyout for negotiated Lump sum and GMP projects.

    Areas of ResponsibilityAbility to work with Ownership and the Design team and lead the design phase from the contractor perspective.

    Familiar with reviewing documents at the concept, design development and construction document phases with the ability to fill in what is missing.

    Take the lead and work with the construction field team in the development of the site logistic plans and work with third party to create the DOB required Site Safety Plan.

    Communicate and work with the estimating team to develop complete estimates.

    The ability to use On-Screen take off, perform detailed take-offs all components within a project, from foundations, structure façade, interiors and MEP's if required to supplement the estimating team.

    Continually develop and solicit feedback on ways to reduce construction costs.
    Constantly conduct value-engineering assessments on plans, specs and construction products and provide recommendations to senior management.

    Constantly research new building products and techniques being used in the industry and analyze whether they would benefit our company.

    Lead the buyout phase working with the estimating and purchasing team.
    Work closely with the Contract Administrator to ensure the subcontracts and signed.

    Field experience in this context could involve:

    Hands-On Knowledge:
    The individual should have experience working directly on construction sites, understanding the challenges, processes, and requirements involved in executing construction projects

    Understanding of Construction Processes:
    They should possess a deep understanding of construction methods, materials, equipment, and safety protocols commonly used in the industry

    Problem-Solving Skills:
    Field experience often hones problem-solving abilities, as construction sites frequently present unforeseen challenges that need to be addressed promptly and effectively

    Communication Skills:
    Effective communication with on-site teams, subcontractors, and stakeholders is crucial in construction management. Field experience can provide insight into the most effective communication methods in a construction environment.


    Risk Management:
    Experience on the ground can provide a better understanding of potential risks and how to mitigate them during both preconstruction planning and project execution

    Cost Awareness:

    Working in the field can give managers a more realistic perspective on costs associated with different aspects of construction, which is invaluable during preconstruction phases when estimating budgets.

    General Technical SkillsMust be detailed oriented, proficient in excel, word and On-screen is beneficial.
    Experience in reading and comprehending plans and specification.
    Should have experience in performing detailed quantity take-offs from plans.
    Experience working the field as a project manager or superintendent.
    Experience with Procore is preferable.

    Education and Experience Bachelor's Degree in Engineering, Construction Engineering, Construction Management desirable with 8-10 years' experience in construction industry; or equivalent combination of education and or experience.

    Must be able to work in East Harlem NY area and travel as need to project sites in 5 Boros as well as NNJ .
