    Director, Development (Industrial Real Estate Development)

    Job Summary

    This role will be responsible for managing the predevelopment phase of industrial renovation and redevelopment throughout Southern California. The role will report to the EVP Development & Construction and will work in collaboration with the following groups:
    • Design & Construction
    • Asset management
    • Leasing
    • Investments
    Working closely with the above as well as our external consultants, the Development Manager ("DM") will act as the primary point of contact, to navigate as efficiently and effectively as possible through the planning, entitlement, and permitting phases.

    Key Responsibilities
    • Direct and facilitate required approvals for industrial renovation and redevelopment projects, including obtaining CEQA, land use, permitting, development agreements and other governmental agency approvals in a timely manner, and in accordance with underwriting assumptions and established time frames
    • Serve as the primary point of contact on behalf of Rexford (project applicant) with city / county staff, planners, planning commissioners, city council members, and other departments and agencies, as necessary
    • Manage day to day application processing with the city staff
    • Lead internal discussions regarding CEQA/land use strategy, and manage the entitlement process including but not limited to detailed review of all applicable technical studies ensuring the consistency, adequacy, and accuracy of such reports as well as providing recommendations, where appropriate
    • Coordinate directly (where permitted) with city consultants and sub-consultants to expedite the process and mitigate any schedule delays or risks
    • Review and approve Conditions of Approvals (COA), preparing and coordinating comments on same
    • Prepare for and attend project related meetings, public hearings, variances, amendments, staff meetings as well as engaging in community outreach, neighbor meetings, where necessary
    • Work in coordination with in-house design & construction team, and external consultants to ensure all required documentation is complete and accurate
    • Maintain constant communication with internal project related key stakeholders (Director of Entitlements, Director of Pre-Construction, Construction Managers, Asset Management)
    • Partners with the construction team and / or external permit expeditors in obtaining governmental permits and approvals
    Desired Capabilities
    • 10 years of broad real estate development management experience including planning/entitlements/CEQA, specifically in the Industrial development sector in Southern California
    • Be highly conversant with local planning processes (specific to Southern California), in general and particularly the relevant General, Specific and Precise Plans.
    • Experience in local zoning / codes
    • Extensive and demonstrable CEQA related experience
    • Show a strong understanding of planning and regulatory approval processes and issues and demonstrate a proven ability to work with regulatory bodies to achieve project objectives
    • Ability to consider the key business drivers of the project & the organization, in decision-making, understanding the implications of decisions and actions
    • Strong relationship building skills and the ability to effectively influence and motivate others as well as strong negotiation skills
    • Disciplined in project management, planning, monitoring and reporting
    • Comfortable working in a fast-changing environment
    Minimum Requirements
    • Relevant bachelor's degree (Planning, Engineering, Construction Management, Real Estate)
    • Robust local network (Southern California)
    • Experience with ESG, Sustainability and LEED
    • Experience with community engagement processes and strong communication skills, both oral and written
    Compensation

    Rexford Industrial's total reward plan includes a premier benefits package, bonus eligibility and long-term stock incentives. The expected salary range for this role is $165,000 to $225,000, with a 30% discretionary annual bonus target and stock grant eligibility.* The actual base salary and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. The final base salary and total compensation will be described in any offer letter.
