    Job Description

    The Facilities Manager is responsible to coordinate and direct the design, planning, construction, maintenance, and alteration of equipment, machinery, buildings and associated utilities.

    · Inspects plant and evaluates use of space and facilities.

    · Analyzes firm's HVAC systems, computer network wiring, lighting, and other factors.

    · Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.

    · Performs audits to support facility planning.

    · Develops long range plans, conceptual designs, and capital outlay requirements and documentation for facility.

    · Formulates and coordinates program specifications, requirements for proposals and contracts, and associated documents.

    · Acts as liaison to public utility, environmental, and energy agencies.

    · Inspects construction and installation progress to ensure conformance to established specifications.

    · Reviews real estate contracts for compliance with government specifications and suitability for occupancy.

    · Performs and documents maintenance activities as appropriate and required.

    · Oversees the coordination of building space allocation, layout, and communication services.

    · Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.

    · Identifies and leads the implementation of continuous improvement of equipment and processes

    Directly supervises multiple employees in Maintenance, Facilities, House Keeping and Industrial Engineering. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

    EDUCATION AND EXPERIENCE

    · Bachelor's degree is required.

    · 7-10 years of experience managing facilities preferably in a manufacturing environment.

    · Must have thorough knowledge and skill in electrical, mechanical, hydraulic and pneumatic maintenance and repair.

    · Experience in PLC, robotics, CNC and test equipment repair procedures is required.

    · Must be able to work at heights.

    · Demonstrated ability to read and interpret equipment manuals, work orders, hydraulic schematics, electrical schematics, and pneumatic and mechanical schematics to perform required maintenance and service

    · Must have a thorough knowledge of all plant equipment and machinery and the ability to use precision shop measuring devices and meters.

    · Strong oral and written communication skills and the ability to manage multiple priorities

    · Must be familiar with all industry safety protocols and procedures, including standard environmental hazards, health, and conservation guidelines.

    REASONING ABILITY

    Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

    MATHEMATICAL SKILLS

    Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

    LANGUAGE SKILLS

    Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

    COMPUTER SKILLS

    To perform this job successfully an individual should have knowledge of MS Word and ERP software.

    The Facilities Manager is expected to:

    · Improve equipment uptime to achieve planned production time of greater than 95%

    · Complete all new product development projects on time and on budget

    · Achieve or improve OSHA recordable rate as defined by the company and industry

    · Maximize effectiveness and completion rate on PM system

    · Identify, evaluate and complete facilities work on time and on budget to support business needs

    While performing the duties of this Job, the employee is regularly required to stand; walk; sit; use hands to touch, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk and hear. The employee must regularly lift, push, pull, carry and/or move up to 50 pounds.

    While performing this Job, the employee is regularly required to exhibit strong manual and spatial dexterity.

    Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

    While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts; risk of electrical shock and vibration. The employee is frequently exposed to high precarious places, wet and/or humid conditions and odors, dusts, mists, fumes or airborne particles and toxic or caustic chemicals.

    The employee is occasionally exposed to high, precarious places and outside weather conditions.

    The noise level in the work environment is usually loud.
