Description

Qualifications:

Minimum of 5 to 10 years of experience managing a building, with experience supervising maintenance and custodial staff.


Accountability:

Reports to the Senior Pastor.


Onsite five days a week (including Sundays), while maintaining two consecutive days off per week (with on-call availability for emergencies).


Responsibilities:


Direct and supervise unionized full-time maintenance and custodial team, and part-time custodial staff, for the ongoing maintenance and cleaning of facilities.


Identify and prioritize projects in consultation with the Senior Pastor and Building & Grounds Committee to ensure a well-maintained and safe church campus.

An ability to accomplish projects through carpentry skills, basic maintenance skills is a plus.


Oversee the repair, maintenance, and continuous operation of all building systems including fire/life safety, Mechanical (HVAC, plumbing), Electrical (lighting control equipment, bulb replacement, UPS), light construction (painting, doors, locks), digital systems (fire alarm, card access, CCTV security access systems), elevator control, Building Maintenance System (BMS)(DDC), and audio-visual system.


When projects are outside the scope of maintenance staff, obtain competitive quotes for major repairs and required services, and analyze and suggest courses of actions while consulting with the Senior Pastor and Building & Grounds Committee for selecting vendors.


Coordinate custodial support and room set-ups for all daily and weekly activities and special events; supervise the set-ups for all program areas and facilities rentals, including a/v equipment, and attend weekly staff meetings to discuss and finalize all building needs for ministries and programs.

Communications with church staff, responding to maintenance items, custodial needs, and room set ups, and maintaining communications to track progress on projects.

Schedule all maintenance and custodial staff, security coverage (through an outside vendor), receptionists for the front desk.

Maintain an inventory of maintenance and cleaning supplies, tools and equipment, and ensure materials for the completion of projects.

Be on-call for building emergencies, and exercise flexibility in schedule to ensure the completion of unanticipated projects.


Stay apprised and ensure compliance with all building regulations, laws and regulations for a historic New York City church building such as OSHA, ADA and NEC.

Oversee and execute set-up for all events, including worship services.


Pay:
$80, $110,000.00 per year
