Essential Job Functions

  • Engage promptly with stakeholders, including upper management, internal team members, and business partners, to enhance client satisfaction and streamline property operations effectively.
  • Ensure timely and efficient communication with residents and building services team to address concerns and maintain a positive living environment.
  • Collaborate with various internal departments to ensure compliance with regulations and optimize operational procedures.
  • Provide guidance, establish objectives, and oversee scheduling for staff members to foster a productive and cohesive work environment.
  • Recruit, train, and provide ongoing support to staff, particularly addressing the needs of team members requiring additional training and support.
  • Enforce policies and procedures rigorously, surpassing expectations in surveys, audits, and reviews.
  • Conduct thorough property inspections regularly, coordinating maintenance activities and managing vendor relationships efficiently.
  • Collaborate with senior management to supervise construction projects, negotiate service contracts, oversee inhouse repairs, and manage capital projects, ensuring optimal outcomes and adherence to budgetary constraints.
  • Be available 24 hours per day to manage emergencies effectively, handle insurance requirements, and assist in the preparation and adherence to operating budgets.
  • Liaise with building service team and residents to cultivate and maintain positive relationships.
  • Supervise staffing requirements, ensuring optimal workforce management onsite.
  • Demonstrate proficiency in property management software and computer navigation, facilitating smooth operational processes.
  • Possess basic knowledge of various systems including heating, cooling, plumbing, electrical, and familiarity with building codes.
  • Maintain awareness and compliance with Local Law regulations, overseeing ongoing projects to ensure adherence.
  • Must be present onsite and be able to move throughout the building to address building related matters, including exceptional communication skills to meet with tenants, staff, vendors and visitors.
  • Ability to ascend and descend stairs and be comfortable with exposure to varying environmental climates and circumstances.
  • Position may be required to perform duties outside their normal responsibilities as needed.

Qualifications

  • Bachelor's degree in business, marketing, real estate, finance, or equivalent experience.
  • A minimum of 5 years of multifamily residential property management or facilities and staff management with strong selfmanagement skills and a professional demeanor.
  • Experience with and understanding of unions, particularly 32BJ is preferred.
  • Certificates of fitness S12, S13, S95, P99, EPA 608 Universal are preferred.
  • Proficiency in property management software, including Microsoft Office, MRI and Yardi.
  • Technical knowledge of building operations and maintenance.
  • Must have work authorization.
  • Availability to work weekends (Saturdays and Sundays) as needed.
In addition to base pay, significant incentive pay and full benefits packages are available.

Pay:
$85, $95,000.00 per year
