    Job Description:

    The Corporate Services Senior Property Manager works with multiple areas of the business at Dimensional Fund Advisors and third-party tenants to deliver best in class customer service and asset management.

    DUTIES & RESPONSIBILITIES
    • Manages all operational activities for Dimensional's real estate assets.
    • Develops and provides for ongoing improvement of preventive maintenance programs, engineering procedures, capital replacement schedules, and budget operating costs estimates and comparisons.
    • Conducts regularly scheduled inspections of building systems, common areas, customer and vacant spaces, and grounds to determine condition and provide support for appropriate action. Assures that internal and external customers are offered a comfortable, safe, and attractive work environment.
    • Evaluates service request trends and makes recommendations for improved services.
    • Responds to customer needs, ensuring that administrative and building technical staff resolve problems promptly.
    • Helps prepare, administer, and participates in property's emergency management plan.
    • Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
    • Responsible with assistance of engineering, for establishing permanent records and procedures for property safety inspection and incident reporting.
    • Evaluates and improves technical advancements as brought forth by the industry. This includes seeking out technology to keep the company in a position of informed decision making regarding the overall value and timing of such advancements.
    • Recommends and/or approves alterations, maintenance and reconditioning as the need arises.
    • In partnership with Finance, prepares and delivers timely, accurate and complete reports. Develops and controls annual budgets for operating and capital expenditures.
    • Forecasts management plans and prepares monthly performance, explaining any variances if needed.
    • Develops business relationships through membership and participations in professional, industry/trade and civic organizations.
    QUALIFICATIONS
    • Bachelor's degree.
    • 7+ years of experience in managing commercial real estate.
    • Able to read and connect with teams and individuals and adjust accordingly.
    • Understand how to build healthy and high performing teams.
    • Excellent relationship, persuasion/influence, presentation, and communication (verbal/written) skills.
    • Ability to interact effectively with all levels of the organization.
    • Experience with work order system management, asset tracking and ASHRAE,
    • Proficient in MS Office.
    Preferred Skills and Experience
    • CPM, RPA certification or commitment to obtain certification.
    • State specific Real Estate License or commitment to obtain certification.
