Description
Reporting into the Vice President of Marketing, the Director will play a pivotal role in shaping and managing the branding and advertising strategies for our diverse portfolio of 53 (and growing) residential communities.
Ongoing, the Director of Marketing will drive the creation and execution of community marketing initiatives across both traditional and digital channels working in close partnership with property management leadership, onsite team members, and cross-functional stakeholders to ensure strategic brand and marketing alignment across our portfolio.
We are seeking an enthusiastic marketing leader with deep familiarity with property management brand and marketing strategies.Traditional and digital marketing channel fluency and the ability to develop marketing campaigns and initiatives that drive meaningful impact, leverage data-driven insights and optimize performance is imperative.
Additionally, people management aptitude and a proven track record of leading, inspiring others and fostering collaboration is required.Who You Are:
You are passionate about modern-day marketing, demonstrating expertise in every facet of the discipline including digital marketing tactics (SEM, SEO, PPC, ILS, social media, email, and multitouch attribution) as well as content marketing (copywriting, creative development, direction, and execution)
An experienced presenter; well versed in building, developing and leading presentations for all levels of audiences including executives
Have a hunger for data, utilizing critical analytics to gain actionable insights, drive impactful changes, and strategize solutions
You thrive in a dynamic environment and able to work on various projects simultaneously, requiring strong organizational and time management skills
A collaborative partner able to build and leverage cross-functional relationships at all levels to bring together ideas, information, use cases, and industry analyses to develop best practices
What You Will Do:
Strategic Community Marketing
Identify opportunities for efficiencies and ensure brand consistency across all Prime residential communities, delivering a seamless experience from our digital presence to onsite interactions
Develop effective community marketing and advertising strategies in collaboration with Property Management team leaders tailored to meet each community's occupancy needs
Create comprehensive communication plans to ensure effective dissemination of community marketing messages and alignment with organizational objectives, including audience segmentation, messaging strategies, and channel selection
Stay abreast of market trends, economic conditions, and job growth, proactively identifying opportunities and challenges that may impact occupancy and leasing effectiveness
Inspire confidence among cross-functional stakeholders, bridging the gap between technical and non-technical audiences to effectively communicate ideation, strategy, execution, and outcome
Leverage expertise in marketing signage and wayfinding to enhance the visual appeal of our communities and guide prospective residents seamlessly to our leasing offices
Manage a diverse array of marketing channels, including SEO, PPC, ILS, social media, signage, referrals, and outreach marketing, to effectively target and attract the right audience for each community
Generate innovative ideas for marketing events and initiatives, offering guidance and support to the property management teams as necessary to enhance resident engagement and satisfaction
Cultivate relationships with advertising and marketing vendors, negotiating service contracts, and monitoring vendor performance to uphold quality standards and optimize resource allocation
Collaborate cross-functionally to develop property branding and marketing strategies for new acquisitions, ensuring a smooth onboarding into the Prime portfolio
Digital Marketing
Analyze and distill data driven insights regarding Prime's unique marketing funnel, encompassing both prospect and resident lifecycles tailored to community marketing strategies intended to address the wants and needs of our customers
Utilize data-driven insights to identify opportunities for improvement and optimize marketing initiatives for continuous performance enhancement
Create campaigns that drive meaningful impact and optimize budget allocation for maximum ROI
Conduct in-depth analyses of traffic and leasing performance, ad spend effectiveness, customer sentiments, and marketing analytics to derive actionable insight
Team Leadership
Oversee select organizational marketing initiatives working in partnership with the VP of Marketing, providing leadership and guidance to drive their successful implementation and alignment with overall marketing objectives
Identify opportunities for process improvement and recommend strategies to enhance efficiency and productivity within the marketing department and across functions, driving continuous optimization and innovation
Inform and train team members on the effective use of marketing tools and technologies to enhance productivity and performance, ensuring proficiency and alignment across the organization

What You Will Need:
Bachelor of Arts (B.A.) in marketing, business, or equivalent experience
Ten (10) years of marketing experience, including at least 5 years in the real estate/multifamily industry or related field
Five (5) years in developing and leading marketing programs from strategy to implementation in a complex, fast pasted working environment
Five (5) years functioning in a people management role, focused on building, nurturing, and developing a team of direct reports
Experience crafting and implementing scalable marketing/community branding solutions
Proficiency in Microsoft Office and Adobe Creative Suite

Target Pay:
$150,000 – $180,000 base annual compensation + 25% annual discretionary bonus (location dependent)
