    Description


    As a Land Acquisition Manager , you will work with our industry-leading home building team to identify, assess, and secure prime land purchase locations for our communities.

    Our Land Acquisition Managerswork autonomously to structure land deals, perform sophisticated land use and financial analysis, and negotiate purchase agreements.

    Theyalso participate in due diligence, includingconcept land planning, environmental, utility system, and title analysis.

    Those who are deal-oriented and understand the dynamics and challenges of the local land market in the current real estate climate will be challenged and feel rewarded in this role.

    Your ability to demonstrate an understanding of strategies to take advantage of current trends and adjust acquisition efforts accordingly will make you successful

    Primary Responsibilities

    Source deals, negotiate directly with property owners to secure land in prime locations

    Leverage and expand professional network; represent NVR in local markets

    Track "pipeline" of land opportunities

    Manage land feasibility studies, including review and analysis of title, environmental and entitlements

    Conduct due diligence on and arranging for land development improvements

    Monitor competitive local homebuilding, residential resale and rental market

    Collaborate with operations team to optimize product and pricing strategies at community level

    Negotiate Agreements of Sale and Lot Purchase Agreements and prepare internal deal packages

    Qualifications

    Minimum 3 – 5 years real estate acquisition experience, including as primary dealmaker.

    Bachelor's degree

    Real Estate finance experience

    Skilled in sophisticated deal structuring

    Background in planning, zoning, law, and real estate

    Homebuilding industry experience, a plus
