    ESSENTIAL DUTIES and RESPONSIBILITIES include the following.
    Establishes written goals and objectives for employees directly reporting to the role of GM. Conducts periodic performance evaluations. Develops training program and career path for property employees.
    Prepares the final budget and administers budget for the properties.
    Inspects all properties on a regular basis to ensure standards and procedures are being implemented. Equipment is inspected to determine if any service and/or repair is required.
    Works with Engineer(s) to assign duties such as maintenance/repair and obtains bids for additional work from outside contractors. Reviews construction specifications, obtaining advice from engineering consultants.
    The GM is responsible for abstracting the lease and ensuring appropriate billing of rent charges.

    The GM is responsible for administering the lease on behalf of the Landlord and ensuring the Tenant is in compliance with obligations.

    Works with Client Accounting Services to manage the accounting process and collection process.
    Assist CAS in the development of written policies/procedures for rent collections to tenants within client parameters. Participates in collection discussions and prepares default letters consistent with obligations within the Lease. Reviews accounts receivable reports to ascertain status of collection balances outstanding. Submits tenant accounts to attorney for collection. Assists with eviction of tenants in compliance with court order from specified attorney and client.
    Prepares/reviews adjustments to tenant billing process, calculation of CPI increases, recoveries, etc.
    Arranges for alterations and maintenance of properties as specified in the operating budget, or at the direction of Client.
    Employs/contracts for team personnel, as delineated within the operating budget, and management agreement. Submits hiring recommendations to Group Manager for approval.
    Competitively bids all services, assembles and analyzes bids to select service providers. Prepares standard form JLL contract agreement and provides to VP for execution. Acts as primary contact for service contractors and participates in group bid process as appropriate.
    Serves as secondary contact for tenants with regard to tenant service requests. Proactively meets with tenant representatives on scheduled basis. Communicates regularly with team providing necessary support to this primary tenant contact.
    Approves purchases of supplies, etc. for use at managed buildings.
    Prepares reports on status of buildings such as dates of expiration of leases.
    Preparing financial reports as required by the management agreement. Requirements may include monthly, quarterly, and annual reports.
    Coordinates response to more complicated tenant service requests and assures follow-up.
    Assures compliance with Management Audit. Assures compliance with JLL policies, procedures and standard practices.
    Assures that appropriate insurance requirements are in place.

    SUPERVISORY RESPONSIBILITIES
    Directly supervises employees. Carries out supervisory responsibilities in accordance with the policies enumerated within the JLL Handbook and applicable laws.

    Responsibilities include interviewing, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

    Knows, understands and sets an example relative to the policies within the JLL Handbook.

    EDUCATION/EXPERIENCE

    • Bachelor degree required a plus. Industry accreditation. Two+ years of

    Industrial

    experience including budget preparation/financial reporting, building systems, and contract negotiation.

    COMMUNICATION SKILLS

    • Ability to read, analyze, and interpret legal documents, general business periodicals, technical procedures, or government regulations. Ability to produce wellwritten reports. Ability to present information and respond to questions from groups of managers, clients, customers.

    MATHEMATICAL SKILLS - Ability to calculate figures and amounts such as discounts, interest, prorations, and percentages. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to analyze, interpret and explain financial statements and calculate dollar and percentage variances.

    REASONING ABILITY - Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to solve practical problems and deal with variables in situations where only limited standardization exists. Ability and respond to a variety of instructions furnished in written, oral, or schedule form. Strategic thinker with strong implementation orientation. Ability to work in high volume, fast pace office.

    OTHER SKILLS AND ABILITIES - Ability to type 60 wpm with 90% accuracy. Working knowledge of Microsoft Word, Microsoft Excel, Microsoft PowerPoint, Outlook, Windows, and any other software program or piece of technology identified as standard for Jones Lang LaSalle or requested by the Client.

    PHYSICAL DEMANDS
    In compliance with The American's with Disabilities Act (ADA), the General Manager's responsibilities are such that in order to perform the required work in a safe and satisfactory manner, the following minimum physical requirements apply:

    • Is regularly required to sit for long periods of time.
    • The employee frequently is required to stand, walk, reach with hands and arms, stoop, kneel, crouch or crawl.
    • Reading Video Display Terminals, order forms and other written documents.
    • Lifting a minimum of thirty-five (35) pounds.
    • Using and accessing stairwells during emergencies.
    • Using keyboards for typing and computer input.
    • Hearing, speaking and answering the office telephone system.
