    Description

    The pre-construction manager is responsible for leading the initial planning and development phases of construction projects, including feasibility studies, cost estimation, and value engineering. They collaborate closely with clients, architects, and project stakeholders to establish project objectives, budgets, and schedules.

    Our client is a Top ENR General Contractor/Construction Manager that has been in business for 3+ decades. This company, which is known for their culture and quality of work, is renowned in the Denver area. Their pipeline of work is extremely healthy and includes many verticals within Industrial and Commercial construction.

    Description

    The Pre Construction Manager will:

    • Conducting feasibility studies and site evaluations to assess project viability.
    • Collaborating with clients, architects, and engineers to develop project scopes, budgets, and schedules.
    • Providing accurate cost estimates and value engineering solutions to optimize project efficiency.
    • Reviewing and analyzing construction documents, including drawings and specifications, to identify potential issues or discrepancies.
    • Procuring subcontractor bids and managing the bid process to ensure competitive pricing and quality.
    • Developing and maintaining relationships with subcontractors, suppliers, and other industry partners.
    • Leading pre-construction meetings and presentations with clients and project stakeholders to communicate project plans and recommendations.
    • Managing the pre-construction phase timeline and deliverables to meet project milestones and deadlines.
    • Providing expertise and guidance on construction methods, materials, and regulatory requirements.
    • Collaborating with project teams to transition smoothly from pre-construction to the construction phase.

    Profile

    The ideal Pre Construction Manager:

    • 6+ experience in construction management, with a focus on pre-construction activities.
    • Knowledge of construction management software including Procore
    • Strong background in conducting feasibility studies, cost estimation, and value engineering.
    • Proficiency in reading and interpreting construction documents, including drawings and specifications.
    • Demonstrated ability to develop accurate cost estimates and project schedules.
    • Excellent communication and negotiation skills, with the ability to build and maintain relationships with clients, architects, engineers, and subcontractors.
    • Detail-oriented and organized, capable of managing multiple projects and priorities simultaneously.
    • Knowledgeable about construction methods, materials, and regulatory requirements.
    • Leadership qualities, including the ability to mentor and guide team members.

    Job Offer


    • $120,000 - $140,000 Base Salary
