    Job Summary

    The Construction Manager will oversee and coordinate various construction projects from start to finish, ensuring that project schedule, project scope, and company quality and safety standards are followed.

    Duties/Responsibilities

    Construction Management

    • Collaborates with the project's Business Development Manager and the project Foreman to understand scope of work, schedule, and budget of project.
    • Schedule project labor (crew of approx. 18 carpenters) per request submitted weekly by the Business Development Managers. Communicate daily labor schedule to carpenters.
    • Stop on jobsites daily to ensure timely productivity, appropriate resources, safety, and compliance to company quality standards. Input daily logs to document job progress and observations.
    • Identify problems and collaborate with the project foreman to identify solutions. Communicate any job scope concerns and cost impacts to the Business Development Manager.
    • Identify changes in scope of work and communicate to the project's Business Development Manager so a change order is issued and approved by the homeowner.
    • In collaboration with the project's Business Development Manager, review and update project schedules. Notify trade partners of any changes and remind trade partners of upcoming commitments.
    • Collaborates with management and trade partners to discuss and resolve problems, including work procedures and construction or design issues.
    • Provide Business Development Manager with supporting details of schedule and changes to scope of work for weekly homeowner meetings
    • Manages and leads actions that are necessary due to delays, bad weather, or emergencies at project sites.
    • Develops and maintains good working relationships with a variety of people, including owners, managers, designers, supervisors, tradespersons, and craft workers.

    Safety Management

    • Coordinate safety training for all employees and update the company safety manual/policies as needed.
    • Purchase and provide employees with Personal Protective Equipment (PPE) as needed.
    • Perform jobsite audits and ensure all company safety standards are being followed. Address violations following the company progressive disciplinary process.
    • Ensure proper care and maintenance of tools and equipment.
    • Document and investigate near-misses, safety violations, and injuries. Complete and maintain OSHA 300 logs as required in collaboration with the Operations Manager.

    Supervisory Responsibilities

    • The Construction Manager oversees the completion of tasks at company standards by trade partners such as plumbers or electricians as selected by the Business Development Manager.
    • The Construction Manager is the direct supervisor of the carpentry team, which may include: interviewing and selecting new carpentry team members, reviewing and approving time off requests, providing daily work assignments, giving constructive feedback, identifying training needs and coordinating training efforts, and assisting performance management evaluations.

    Required Skills/Abilities

    • Excellent verbal and written communication skills.
    • Proficient in Microsoft Office Suite.
    • Thorough understanding of contracts, plans, specifications, and regulations.
    • Ability to remain flexible and efficient in a fast-paced environment.
    • Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
    • Ability to effectively analyze and solve problems.
    • Thorough understanding of engineering, architectural, and other construction drawings.
    • Ability to work flexible hours as required of a manager of active construction projects

    Education and Experience

    • At least five years of construction experience required.
    • Bachelor's degree in construction science, construction management, civil engineering or related discipline preferred.
    • Six Sigma Lean Certification or proven ability to identify inefficiencies and develop solutions and processes to optimize production is preferred.
    • OSHA 30 Certification, or willingness to achieve within 6-months of employment
    • CRP & First Aid Certification, or willingness to achieve within 6-months of employment

    Physical Requirements

    • Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
    • Must be able to lift up to 50 pounds at a time.
    • May require travel.
    • Exposure to characteristic construction site dangers.
    • Must be on-call during the workday to address delays, emergencies, bad weather, and other issues at the jobsite.
    • Must be available to take calls outside of the workday in case of emergency on a jobsite.

    Position Type/Expected Hours of Work

    This is a full-time position, and the work schedule is generally Monday through Friday, 6:30 a.m. to 4:30 p.m. It is expected that this role is approximately 45-hours per week. The occasional evening and weekend work may be required as job duties demand, but the intent is to avoid nights and weekend work.

    There are occasional special events such as the Parade of Homes or Home Expo, in which additional working hours at the event will be expected.

    Travel

    Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.
