Affordable Housing Finance Manager / AnalystACRUVA Community Developers is seeking a passionate, purpose driven, motivated individual,
with a rich understanding of affordable housing and community development
. This position is responsible for performing research and analysis of all new affordable housing development opportunities including land acquisition, tax credit funding applications, RFQ/P solicitations, and acquisition/rehab preservation opportunities. This includes reviewing property information, market studies, scoring sites, dealing with city planning departments, and analyzing economic trends in designated regions. This position reports to the VP of Development.
Under general supervision by the VP of Development, the Finance Manager/Analyst uses specialized knowledge and skills obtained through experience, specialized training, and education to conduct deal analysis and due diligence on LIHTC (Low Income Housing Tax Credits) projects for ACRUVA Community Developers.
Guidance is provided to perform varied work that is somewhat difficult in character requiring evaluation, originality, and ingenuity to make moderately complex decisions, process information in a timely manner, and operate within a team environment.
Requirements:
Assist in all aspects of affordable and mixed income housing acquisition, rehabilitation, and development (Section 8, LIHTC, HUD, HOME, CDBG, and other gap sources, etc.) in core markets across the US.
Create / update LIHTC financial models to evaluate potential new affordable housing development and investments opportunities including exit strategies with operating costs/revenue and income streams.
Assist with the preparation of LIHTC and other funding source applications for the financing and development of affordable housing communities.
Contribute on all phases of a deal and understanding of a project from sourcing through stabilization.Make impactful contributions to analysis that will inform the firm's investment decisions.
Work with Development Associates to resolve development issues.
Perform special projects/analysis for the principal executive.
Summarize and present findings and recommendations succinctly.
Ability to multi-task and prioritize appropriately in a constantly changing environment and act with a sense of urgency and accountability.
Experience with or knowledge of Florida Housing Finance Corporation RFAs is preferred.Qualifications:
Strong computer skills, including solid skill in the Microsoft Office suite (prefer advanced skill in Excel)
Display strong analytical skills, including the ability to gather information, conduct analyses, and present findings.
Solid organizational and follow-through skills, performing work accurately with strong attention to detail.
Ability to meet deadlines and effectively prioritize a fast-paced and varied workload, effectively manage a variety of concurrent and shifting priorities.
Proven ability to work effectively with low‐income, diverse, multi‐ethnic populations.4-5 years professional work experience in affordable housing development or related affordable housing discipline.
Demonstrated ability working as a team member.
Excellent communication (written and oral).
Quick learner/ability to problem solve by connecting information from previous projects and identifying industry resources.
Ability to be self-motivated with a desire to learn.
Commitment to working within the mission, goals, and values of ACRUVA.
Bachelor's degree in finance, economics, urban planning, or related field.
Existing career focus on affordable housing development and finance.
Must have high proficiency with computer software, including Microsoft Word, Excel, and Outlook. Advanced skills in Microsoft Excel are a must.
Must be able to work independently, be reliable and organized.
Must be professional, energetic, and positive.
Must have excellent verbal and written communication skills.
