    Description

    A leading real estate company in the Tri-state region seeks to hire a Property Manager with expertise in Affordable Housing for their Bronx-based portfolio of 6 properties.

    The ideal candidate should possess over 4 years of experience as a Property Manager in affordable housing, with responsibilities including daily property management tasks, supervision of building personnel, handling maintenance concerns, and ensuring the financial success of the properties.

    This position offers a salary of up to $120,000, and the company aims to fill the role promptly.

    Key Responsibilities:

    • Supervise daily operations of the property and maintenance team
    • Ensure prompt completion of work orders, repairs, and resource allocation
    • Maintain and update Management Operating Reports (MORs) and prepare annual budgets
    • Enforce occupancy policies and procedures
    • Oversee HQS inspections and court-mandated repairs
    • Address and resolve all violations until resolution
    • Conduct regular building inspections to identify potential issues
    • Generate and review management reports including budgets, variance reports, MORs, move-out inspections, incident reports, and provide explanations as necessary
    • Manage unit turnovers and optimize unit sizes
    • Communicate with tenants, vendors, contractors, and headquarters
    • Report building operations, staffing needs, and employee issues to HR
    • Collaborate with leasing and collections departments
    • Coordinate with project teams and construction supervisors for NYCHA conversions
    • Manage CAPEX projects from bidding to contract execution
    • Review and approve timesheets, requested time off, and invoices
    • Supervise on-site agency inspections (REAC, MOR, API, etc.)
    • Enforce security protocols and ensure compliance
    • Manage snow removal and landscaping processes

    Requirements:

    • 4-10 years of property management experience in affordable housing
    • Familiarity with city, state, and federal programs and regulations
    • Preferred certifications: RAM, ARM, AHM, LIHTC, CPM
    • Knowledge of Section 8 and experience with 32BJ and/or 621 unions
    • Experience with repairs, maintenance, mechanicals, and local laws (11, 87, 84)
    • Proficient in Windows 7 or higher, YARDI, Microsoft Office, and Outlook
    • Ability to create and analyze budgets and management reports
    • Strong project management and organizational skills
    • Adaptability to a fast-paced environment
    • Attention to detail, follow-through, and proactive problem-solving
    • High School Diploma or equivalent (GED)
