Position Summary
The Residential Property Manager implements and administers the policies, procedures, and programs that will assure that the property is well managed.
Position Duties and Responsibilities:
- Meeting predetermined occupancy goals, achieving maximum cash flow for the owners, while meeting the needs of residents and their lease agreement.
- Hiring, training, motivating, supervising and disciplining all onsite employees. Ensuring that all staff members adhere to Olshan Policies.
- Complying with local ordinances, state, and federal laws, including Fair Housing Laws.
- Meeting predetermined occupancy goals.
- Achieving maximum cash flow for the owners.
- Meeting the needs of residents and ensuring that that are complying with their lease agreement.
- Communicating effectively on a regular basis with the residential team to provide updates on the community, building operations, and issues.
- Approve or reject all property level invoices and purchase orders.
- Oversee all apartment renovations, including the creation of scope, the hiring of all professionals, contractors and material vendors.
- Work in conjunction with the residential leasing team to prepare vacant apartments for marketing and occupancy.
- Assist in planning and implementation of all building wide capital improvements, upgrades, and major repairs.
- Ability to prepare a comprehensive budget for each property managed and administer the same throughout the year.
- Review monthly financials and prepare variance report to budget.
- Provide monthly updates and information to asset management to assist preparation of monthly asset management reports.
- Perform regular inspections of the properties to ensure property upkeep and curb appeal.
- Prepare or supervise the timely and accurate preparation of all required compliance reports.
- Verify and approve the accuracy of employee timesheets.
- Ensure orderly records are maintained.
- Review and ensure accuracy and receipt of supplies and materials ordered.
- Coordinate and participate in resident social functions.
- Maintain a courteous, helpful demeanor with owners, residents, prospective residents, coworkers, vendors, etc.
- Review moveout inspection reports for issues and if any, recommend security deposit debits.
- Providing renovation cost breakdown for leases, and supporting documentation in order to support calculation for DHCR Rider.
- Perform all other duties assigned by management.
Knowledge and Skill:
- Strong leadership skills and customer service abilities coupled with proven written and oral communication skills.
- An independent, selfstarter who can multitask across projects and effectively organize under deadlines.
- Focused and detail oriented, an independent thinker able to prioritize and shift focus as necessary.
- Have both a strong work ethic and ability to work as part of a team.
- Ability to analyze rent rolls, receivable and payable reports and monthly financial reporting materials.
- Must be proficient in MS Word and Excel.
- Maintain working knowledge of Fair Housing laws, rules and regulations concerning apartment leasing and management.
- Complete ongoing company education requirements as requested.
Qualifications:
- College, Certified Apartment Manager or Accredited Residential Manager coursework preferred.
- Minimum of 510 years of successful NYC Property Management experience.
- Experience with Property Management Software preferred.
