    We are looking for a Senior Property Manager to be responsible for the operation, physical condition, and financial performance of the buildings. They must supervise personnel assigned to the property, assist leasing functions as assigned, assist financial function as assigned and assure the highest possible standards of building maintenance, cleanliness and optimum performance. This individual will continually evaluate all phases of building operations in order to enhance the efficiency of related services and operations and maximize cost effectiveness. In addition, they will analyze and appraise regularly and systematically the effectiveness of operations under his/her control; to ensure that policies are observed and prompt corrective action is taken as needed.

    Desired Competency, Experience and Skills:

  • Four year degree in Business or related field preferred
  • 5-10 Years in Property Management field
  • Experience with preparation of annual property budgets
  • Project Management experience
  • Preferred: IREM Certified Property Manager designation, BOMA Real Property Administrator designation, North Carolina Real Estate license
  • Intermediate proficiency in Microsoft Word, Excel, Outlook, MRI, Yardi
  • Leasing Administration experience
  • Excellent verbal and written communication skills to successfully interface with high level client
  • Responsibilities:

  • Direct, coordinate, and exercise functional responsibility for property management business
  • Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy
  • Provide direction and leadership to Property Management staff, promoting reasonable career paths associated with property management professionals
  • Track budget variances and ensure smooth recovery process
  • Oversee the billing process including payment of invoices and disbursement of funds
  • Monitor cash flow and cash requirements in conjunction with Property Manager to ensure efficient use of cash
  • Oversee preparation of reports, annual budget, and other documents for owner in accordance with the management agreement
  • Support prompt collection of management fees and reimbursements to overhead
  • Maintain interface with third-party owners, ensuring total contract compliance, and accurate and timely reporting
  • Resolve tenant relations issues to ensure their satisfaction
  • Perform regular property inspections with staff
  • Oversee construction projects with Construction Manager, including approving construction contract and invoices
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
  • Pay Range$85,000—$110,000 USD
