Introduction:
The Metro Denver Local Development Corporation (MDLDC) is a Colorado Non-profit group. We were established in 1978 to serve urban neighborhoods in the Denver metropolitan area. Our mission is to foster business revitalization and neighborhood preservation in transitional neighborhoods that have the potential for rejuvenation.
We accomplish this by providing planning and management services to business interest groups and by working closely with adjacent neighborhoods and local government agencies.
We have been serving Denver neighborhood business interests, with small business management and economic development expertise, for over 45 years.
The MDLDC was originally formed by concerned business property owners, merchant and neighborhood activists that wanted to change the status quo.
The goal was to provide a mechanism to improve the business environment through beautification and management of the day to day maintenance of streetscape improvements and create a sense of place for the community.
In addition, the group worked to combat and reverse the detrimental effects of deteriorating business areas and their impact on adjacent neighborhood.
Present day, MDLDC is working with half a dozen individual Special Districts and/or Neighborhood Groups.Mobilized in multiple areas of Denver, MDLDC is still providing a mechanism to improve commercial corridors and business environments through beautification and day-to-day management of streetscape improvements/initiatives.
Job Description:
Operations Director
Operations Director will supervise the day to day activities of all employees, including all district crews.
On weekdays, and occasionally on Saturdays and Sundays(remote), Director will be responsible to prioritize all of the crew's daily work requirements, coordinating and overseeing various projects, defining assignments, ensuring stock and supplies are sufficient to meet the needs of the MDLDC contract service requirements.
In an executive/administrative role, the Operations Director will be required to provide monthly/quarterly/annual reports to clients, while maintaining organization workflow and efficiency of the crew operations, seasonally.
Director will be the working foreman; leading and sharing in crew activities.Director is responsible for the overall look and character of the employees of the MDLDC and the districts/clients we represent.
Above all else, Director will enforce that all crew members are following policies laid out in the employee handbook and ensure that all maintenance and repair matters concerning our districts/clients are properly addressed, staffed and suppliedSpecifically, the Director will direct the following operations
Prioritize all of the crew's daily work requirements and determine work procedures, prepare work schedules/logs, and expedite workflow (including weekends).
Coordinate and oversee various light scale maintenance projects, repair and rebuilding projects such as asphalt, cold patching, steel railing repair, bike rack installation, head wall/fence construction, irrigation repair and/or installation, pipe installation and extension, backflow device management, grading, tree/brush/grass trimming/removal, ornamental planters, graffiti removal, power washing, streetscape cleaning, debris recycling and trash/debris removal
Define all assignments to crew members and provide oversight/instruction when needed
Assign all work to specific crew members based on skill and experience
Maintain stocks of supplies and equipment at field office
Provide both Clients and The MDLDC Board of Directors with Monthly/Quarterly/Annual reports and have daily discussions with President of MDLDC, as needed
Maintain receipt and expense records, as they will be reported to City and County of Denver
Maintain inventory and systematic checks on all automated irrigation controls in order to catch any malfunctions
Recommend any operational improvements to Board of Directors
Recommend any disciplinary actions based on necessity to Board of Directors
Manage disciplinary actions, including, filing employee warning "write up" notification to any individual when warranted. After presenting "write up" a follow up meeting with Board of Directors will be schedule
Operate Company Truck and proper vehicle safety training
Must have valid Drivers License
Must demonstrate computer literacy. (i.e. Word, Excel, Gmail, etc.)
Must have communication skills as Director will be heavily client facing
Participate in RNO, SPecial District and Creative District Board meetings
Maintain reporting software and provide oversight for employees

MDLDC Crew Responsibilities
Operations Director will manage all crews performing streetscape maintenance services:
Labor for all street sweeping, blowing, and trash
Systematic inventory of grates, bollards, street furniture and removal trash receptacles
Systematic graffiti and sticker removal
Treating of ant hills on sidewalks
Scheduled leaf vacuuming and removal
Weed removal/control and unwanted plant/grass removal in planters, sidewalks and tree wells
Snow removal from handicap ramps and and sidewalks crosswalks (Ice Melt)
Removal of unwanted grasses and weeds between
Removal of traffic accident debris sidewalks
Monitoring of troublesome /identified problem
Arrange replacement of meter covers, stop and waste valve and areas ("hotspots") electrical box covers
Scheduled Streetscape furniture maintenance and painting when needed
Trash removal of all windblown debris in common areas replacement
Maintain walkways, sidewalks, fence areas, curbs
Monitor, maintain and clean planters, trash ROW lawnscapes receptacles and tree wells
Light pole and railing maintenance
Scheduling and procurement of all necessary district materials and supplies
Landscape Maintenance Services:
Routine lawn care in public ROW
Labor to transport and deliver trees and plant material to site
Ability to design landscape plantings and have a basic understanding of trees
Scheduled mowing of lawn areas
Truck and trailer provided by MDLDC, ability to maintain trailers (including water trailer)
Weed control and repair of damaged lawn areas
Labor to assist with spring activation of irrigation systems
Monitor/maintain irrigation systems, backflow devices (liaison Backflow Testing)
Labor to assist with winterization of irrigation valves, and water meters systems/backflow valves
Scheduled watering of planters, trees, and lawn
Minor tree trunk protection
Weed and minor insect control
Minor tree pruning
Scheduling, pricing, and selection for replacing of plant material and trees trees seasonally
