Raffle Parking is a full-service parking management & consulting firm, based in Houston, TX. We have ~14 locations under management, 10 full time employees, and the pipeline for growth is HUGE

What are parking management services? In a nutshell, these services are applicable at commercial real estate properties that generate parking income. Owners and managers of these properties hire Raffle Parking to manage all aspects of the business that pertain to parking (revenue collection, marketing & advertising, expense management, budgeting & financial reporting, facility maintenance, etc.), and Raffle's primary service objectives are a) creating a positive experience for the garage patron (the parker), and b) maximizing net operating income (NOI) for the garage owner.

Raffle-managed properties will generate higher net operating income (NOI) vs. our competitors, which benefits the client directly. What's the secret sauce? Core ingredients are in line with Core Values and Culture at Raffle; Customer Service, Ownership Mentality, and Aligned Interests.

The Position – Facility Manager

The Facility Manager ensures that all elements of the operation for their assigned location(s) are in line with Raffle and Client standards. In many ways, the Facility Manager is running the business for their respective locations, with support from the Raffle Accounting, Marketing, and Senior Management Teams. Core responsibilities for the Facility Manager Position are as follows:

1. Driving Net Operating Income (NOI) – The Facility Manager is responsible for driving revenues & managing operating expenses for their location(s), which thus generates a higher return in NOI for the client. The Raffle Facility Manager understands the market, has rates for their locations in line with market, works with Raffle's Marketing Department to source new revenue opportunities, builds relationships, and execute deals.

Expenses are managed in line with budget, with repairs made in house when possible, and a competitive bidding processes is in place for 3^rd party vendors.

2. Financial Reporting - Budgeting and financial reporting are core job requirements for the Facility Manager position, which is a team effort by the Facility Manager and their respective Staff Accountant. Budgets are created annually, are reprojected as required by the Client, and financial packages are produced monthly, complete with budget vs. actual variance analysis.

3. Customer Service – The Raffle Facility Manager provides superior customer service experience for garage patrons at their respective location(s). The strategy for executing on service will vary by location, but core components will always go back to the Facility Manager's 'intangibles', i.e. being responsive, assertive, service oriented etc. Technology is a core component of the Customer Service strategy, and systems are implemented to streamline the point of sales process for the customer, with the primary objective of making the parking experience seamless & easy. Other examples of service strategy include amenities (EV charging stations, car wash / detail services, etc.), and Raffle has relationships with qualified vendors to execute.

Other Job Responsibilities

· Manage a team of hourly employees; scheduling, payroll reporting, performance reviews

· Maintain facility maintenance standards, site walk throughs as scheduled, oversee 3^rd party vendor performance accordingly and where applicable

· Parking Access & Revenue Control Systems (PARCS) – Facility Manager is responsible for implantation of PARCS system at respective location(s), has in-depth knowledge of the system, tools within, reporting features, etc.

· Maintain market rate survey for specific location(s) and 2-block surrounding radius

· Client relationships, and being responsible to client needs / requests, attending Client Team Meetings, etc.

· Implement company initiatives and processes, as requested by Senior Management

· Perform specific operational responsibilities as required based on the needs of the assigned location

Preferred

· High School Diploma or GED required; some college preferred.

· Budgeting and financial reporting experience

· Scheduling and payroll knowledge

· Strong verbal and written communication skills

· Ability to plan and manage time for multiple tasks to meet established deadlines

· Strong interpersonal skills; frequently communicate with team members and customers; must be able to exchange accurate information

· Ability to work in a diverse environment and be sensitive to issues of diversity and inclusion

· Good work habits and willingness to work extended hours if requested to complete a job when required to meet deadlines.
