- Operates, inspects, maintains, repairs and troubleshoots HVAC, boilers, and boiler room related equipment.
- Conducts equipment readings for operations, performance, maintenance history, and reporting.
- Complete internal & external inspections of boilers, boiler rooms, chillers, HVAC equipment, systems, associated digital and mechanical controls.
- Provides clear, accurate, customer-focused verbal & written communication.
- Ensures compliance with department, industry, and regulatory safety standards and protocols.
- Maintains HVAC equipment according to manufacturer's and/or department's specifications ensuring the completion of periodic and annual preventive maintenance.
- Monitors, inspects, and repairs HVAC equipment and digital and mechanical controls.
- Troubleshoots and repairs HVAC equipment and systems and isolates equipment failure.
- Uses volt meters, ampere meters, capacitor testers, cutting torches, electric welders, vacuum pumps, power hand tools, and common hand tools.
- Inspects equipment operation and tests safety devices, controls, cooling equipment, and compressors.
- Locates gas and water line leaks.
- Reads and records temperature and oil gauges.
- Lubricates motors and equipment.
- Replaces motors, mounts, and controls.
- Tightens and adjusts belts.
- Cleans coils and condensers.
- Blows down boilers.
- Replaces pump seals.
- Installs and insulates pipes.
- Adjusts or replaces flow switches.
- Calibrates controls.
- Replaces baseboard-heating units.
- Installs boilers, hot water heating equipment, and air-conditioning equipment.
- Inspects blowers and fans.
- Bleeds air from heating lines.
- Responds to service requests.
- Maintains operational logs.
- Duties include 24-hour stand-by.
- Completes all steps of a comprehensive preventive maintenance program.
- Considerable knowledge of the operation, maintenance and repair of heating, ventilation and air conditioning equipment, controls and auxiliary systems.
- Considerable knowledge of the safe operation of power hand tools, cutting torches, and test equipment.
- Considerable knowledge of digital controls and monitoring systems as applied to HVAC.
- Working knowledge of the occupational hazards and safety precautions in work with HVAC systems.
- Working knowledge of HVAC tools and practices.
- Ability to understand complex written and oral instructions and to work from sketches.
- Ability to work out-of-doors for prolonged periods.
- Completion of a two-year trade or technical school educational program related to air conditioning functions, such as heating, cooling and ventilating.
- Three (3) or more years of experience working in the HVAC field.
- Proven considerable work experience successfully using the knowledge and skills required to perform maintenance and repair of HVAC equipment and systems at an advanced level.
- CFC Universal Refrigeration Certification.
- Possession and retention of a valid journeyman tradesman and Virginia driver's license. Successful candidates must have and maintain a driving record acceptable to RRHA and its insurance carriers.
- Extensive experience in diagnosing and repairing air conditioning and other apartment building operating systems.
- Virginia journeyman / Master HVAC.
- Virginia journeyman / Master Gas Fitters license.

Job DescriptionThis is skilled work in the operation, maintenance and repair of heating, ventilation and air conditioning equipment, controls and auxiliary systems.
An employee in this class is responsible for the maintenance and repair of HVAC equipment and systems at an advanced level.
Work includes preventative maintenance activities and the repairing of various equipment and machinery.Assignments are received in the form of written and oral work orders or may be determined by the employee from personal inspections.
An important aspect of the job includes 24-hour standby duties particularly during the winter months. General supervision is received from an HVAC Supervisor.DUTIES AND RESPONSIBILITIES (illustrative only):
