Working under the direction of the Vice President of Associations, the Community AssociationManager is responsible for maintaining the integrity of a large portfolio in accordance with Kirkpatrick's mission, vision, and goals, as well as meeting and exceeding our client's objectives. The Community AssociationManager will be responsible for training and development of all team members assigned, either directly or through others. He/she will maintain a close working relationship with peers and functional departments in a collaborative, Team environment. He/she will also maintain relationships with suppliers, vendors, contractors, and others serving the company and/or its clients.
We are looking for a candidate who can work independently in a fast-paced environment with the initiative and drive to make this position their own. The Community AssociationManager is expected to protect, maintain, and enhance the value of the portfolio whenever and wherever possible. This is a full-time position, requiring a 40+ hour work week with some after-hour monthly board meetings.
Essential Requirements
· Maintain the physical assets of a large portfolio of associations and maximize the financial performance of each property
· Provide overall direction and support, on a day-to-day basis, of the assigned portfolio
· Oversee each association to ensure marketing is conducted in compliance with federal and state Fair Housing laws and regulatory requirements
· Ensure owners/resident follow community rules & regulations
· Review and approve monthly financial reports while controlling the operating budgets, purchase orders, payroll, contractors, vendors, etc.
· If there is an on-site employee, optimize the use of employee resources by raining & overseeing
· Facilitate maintenance repairs and alterations as approved by the board
· Assist with board-approved capital Improvement projects
· Maintain accurate records and files in accordance with the company and/or client's policy
Education, Experience & Characteristics
· Minimum of 5 years of property management experience managing a multisite portfolio
· A proven & positive leadership style
· Experience supervising employees
· Superior operating and capital budgeting experience; ability to create, interpret, make assumptions, and recommend positive changes or corrections.
· Must possess strong customer service skills
· Computer literate and proficient in Microsoft Office, Excel, Word, etc.
· Possess a solid understanding of maintenance process and responsibilities with the ability to identify routine maintenance and manage capital need projects, develop, and manage property specific preventative maintenance plans
· Exceptionally strong communication skills both written & verbal is an absolute necessity
· Must be highly organized and have outstanding time management skills
· Must be a thought leader and a proactive problem solver
· Possess strong ethics and integrity
· Professional designation (CAM, AMS, PCAM, CAPS, CPM, etc.) is strongly preferred
· Real estate brokers license is a plus.
