    Essential Duties and Responsibilities:

    Property Management:
    Perform property management functions to include, but not limited to, physical inspection of the property and tenant spaces at least once a month or as neededOversee the management of third-party building engineersPerform accounting functions using the Company's management control systemOversee and track that capital projects scheduled in the budget are completed on time and on budgetOversee and track that routine annual/quarterly maintenance projects are completed on time and on budgetManage and coordinate maintenance or capital improvement projects so that tenants experience a minimum of business interruptionOversee, manage and/or perform other property management functions required of the position and assigned project(s)

    Financial Reporting:
    Perform/prepare weekly, monthly, quarterly and annual reports in accordance with Company protocols and requirementsPrepare/participate in the development of the annual property operating budgetsTimely collections of monthly rentsReconciliation of financial statements and ledgersReconciliation of operating expensesReview outstanding AR issues

    Tenant/Life Science Community Relations:
    Respond quickly to tenant requests and questions on an as needed basisDevelop relationship with management and facility representatives for each client tenantParticipate in industry events in order to maintain and expand the Company's presence in the science and technology communities

    Property Operations/Tenant Improvement Support:
    Participate in property operations set-up to include, but not limited to, back-of-house operations, major building equipment commissioning and operations and engineering team oversightSupport tenant improvement projects to include, but not limited to, work letter administration, tenant plan review, architect and contractor engagement and management, budget and tenant improvement allowance monitoring and management and project close-outAs directed by the Company's senior management, support tenant buildouts and mechanical and other major building system upgrades, including capital project oversight and implementation

    Facilities Services:
    Recommend Capital improvements and operational changes for existing facilities to further corporate sustainabilityArrange proper communication with tenants to ensure maintenance and repairs are handled properly and efficientlyProvide as needed or assist in technical support for facilities maintenance working with vendors to correct problematic HVAC issuesProvide as needed or assist in monitoring/troubleshooting building mechanical systems and security systems with some on-call responsibilitiesProvide as needed or assist in the planning and implementation of capital construction projects, specifically as it relates to building support and maintenanceCoordinate with tenants, tenant contractors and landlords contractors to minimize disruptions or loss of essential services with the goal to allow for completion of TI and Capital projects

    Qualifications and Experience:


    Bachelor's degree required5+ years of proven and documented success in the asset/property management industry with direct practical experience setting up operations, operating and managing sophisticated facilitiesStrong communication skills are requiredStrong technical knowledge of building operations requiredExperience in all phases of property operations, inclusive of asset and property management functionsExperience with complex, highly technical commercial building system applicationsExperience with tenant improvement projectsEnjoyment of all aspects of customer service from development of systems to delivery of service-to-service follow-upLife science experience, a plusKnowledge of key liability and legal issues in property managementComputer proficient skills with strong knowledge in spreadsheet preparation and working experience with all Microsoft Office Products, including but not limited to Excel, Word, Outlook, Angus, JD Edwards and with skills to learn proprietary software systems utilized by the CompanyThe expected base salary range for this position is $100,000 USD to $120,000 USD annually.

    This salary range is an estimate, and the actual salary may vary based on the consideration of many factors, which may include, but are not limited to:

    the individual's knowledge, experience, education, qualifications, skills, job location, and the Company's compensation practices.
