We are looking for an experienced Construction Project Manager to plan and supervise a wide range of construction projects from start to finish. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals from different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. The goal is to ensure all projects are delivered on time according to requirements and without exceeding the budget. The position reports to the VP of Operations.

ESSENTIAL DUTIES & RESPONSIBILITIES:

Directs day-to-day construction project management planning and execution processes to meet project design requirements, schedules, and organizational financial objectives.

Manages governance of projects by establishing standards, processes, and computer programs for effective project management throughout the project lifecycle.

Uses comprehensive knowledge of construction processes and operations to set project productivity and quality and time-based targets.

Monitors all project milestones, changes, and technical status reports.

Manages strategic client and contractor relationships and establishes clear lines of communication.

Responds to escalated project issues that may impede project delivery and coordinates solutions.

Analyzes project metrics to identify weaknesses or problems and proposes operational improvements and cost savings for future projects.

Collaborates with engineers, architects, etc. to determine the specifications of the project.

Negotiates contracts with external vendors to reach profitable agreements.

Oversees project definitions with In-house Designer.

Direct contact with owners, designers, owner representatives.

Checks subcontractor invoices and authorizes payment requests.

Determines needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.

Plans all construction operations and schedule intermediate phases to ensure deadlines will be met.

Hires contractors and other staff and allocates responsibilities.

Supervises the work of laborers, vendors, etc., and guides them when needed.

Evaluates construction progress and prepares detailed weekly progress reports.

Ensures adherence to all health and safety standards and reports issues. COMPUTER EQUIPMENT &

SOFTWARE SKILL REQUIREMENTS:

Proficiency in Microsoft Office Suite (particularly Microsoft Word, Excel, PowerPoint, Outlook, and

Project).

Proficiency with industry software, (CoConstruct, Gantt Carts, PlanGrid, and Auto CAD), is preferred)

MINIMUM REQUIRED QUALIFICATIONS & EXPERIENCE:

Education: A bachelor's degree in engineering, building science, or a relevant field is required. Experience may substitute for the educational requirement on a year-for-year basis.

Experience: A minimum of 3-5 years of proven professional work experience as a Construction Project Manager.

Language: Bilingual proficiency in English and Spanish is required.

Certification(s): OSHA (10 Hour) Safety Certification and PMP or equivalent certification is preferred.

ADDITIONAL REQUIREMENTS:

In-depth understanding of construction procedures and material and project management principles

Familiarity with quality and health and safety standards

Knowledge of MS Office

Familiarity with construction/ project management software

Outstanding communication and negotiation skills

Excellent organizational and time-management skills

PHYSICAL DEMANDS:

The physical demands described are representative of those that must be met to successfully perform the essential functions of this job. On occasion it may be necessary to do the following:

Lift and carry or manipulate items of up to 25 lbs.

This position may also require occasional travel to client locations, if necessary, with fuel reimbursement.

While performing the duties of this job, the employee is regularly required to sit, stand, walk, bend, use hands, and operate a computer over an 8-hour period.

Incumbents must have specific vision abilities, including close and distance vision, and the ability to adjust visual while working with a computer and other business equipment.
