    Job Description

    The Assistant Property Manager is in charge of handling marketing, resident relations, affordable housing programs, and administrative operations at the property assigned. They play a crucial role in ensuring the property's success and resident satisfaction.

    • Maintain target occupancy or above at the property.
    • Devise and execute marketing strategies to attract new residents and retain current ones.
    • Facilitate apartment leasing procedures and supervise leasing consultants.
    • Approve all rental applications and keep track of available apartments.
    • Conduct regular market surveys of competing properties.
    • Act as a link between residents, maintenance staff, and management to address concerns effectively.
    • Resolve resident issues and collaborate with resident groups.
    • Organize resident activities and maintain a database of local social service agencies.
    • Handle rent collection, deposit posting, and rental payment management.
    • Coordinate maintenance tasks related to move-ins and move-outs.
    • Prepare necessary documents and reports for the company and government agencies.
    • Manage delinquent accounts and oversee lease renewals and recertifications.
    • Supervise apartment inspections and maintenance work orders.
    • Maintain up-to-date resident files as per company and regulatory requirements.
    • Oversee the maintenance work order and purchase order systems.
    • Adhere to company policies, undergo required trainings, and attend necessary meetings.

    Requirements: High school diploma or equivalent experience. Minimum of 3 years in property management. Experience in affordable housing and knowledge of Fair Housing regulations. Strong leadership, communication, and interpersonal skills. Proficiency in Microsoft Office and Yardi software.

    Schedule: Monday to Friday, 9:00 am-5:00 pm. Salary: $29-32 per hour with a $2,500.00 sign-on bonus and excellent benefits.
