    The Project Manager is responsible for the profitable execution of the projects under his/her/their management including safe, on-time, on budget completion, adherence to corporate and contract compliance, quality control and customer satisfaction. He/she/they will be managing projects including, but not limited to: ground-up retail, restaurants, and TI remodels both large and small scale.

    We have projects in Miami-Dade, Broward, and Palm Beach counties. Project Managers may work remotely from the job site but may be required to occasionally work in the office (on a case-by-case basis).

    Essential Duties:

    • Work closely with the Supervisor and Director of Operations to monitor project management compliance with reporting related to corporate policy and the contract documents.
    • Accept projects from the estimating department at budget transfer. Manage the buyout process in a cost-effective and timely manner, while meeting minority participation and company requirements. Review all construction contracts. Oversee the contract change process.
    • Ensure the margin analyses are accurate and timely. Mitigate potential losses to enhance profitability.
    • Review the schedule and weekly narrative to ensure the project is tracking for on-time completion and documentation is in accordance with the MSA / Prime Contract Agreement.
    • Visit each project site on a scheduled and regular basis to remain updated on construction activities. Maintain periodic contact with the "Principle in Charge" for the architect, program manager and the owner.
    • Review the safety training program and the safety procedures for the projects under his/her management on a regular basis to ensure that an effective program is being conducted. Review and mitigate safety trends. Conduct thorough "root cause" investigations on any accidents.
    • Elevate and coordinate all legal matters involving construction to the Director of Operations.
    • Responsible successful delivery of the projects under his/her control, the development of his/her personnel, safety, and quality.
    • Change order management.
    • Manage all aspects of the project including profitability, schedule adherence and customer expectations.
    • Work with Superintendents to develop the project plans, weekly schedule updates and monitor QA/QC.
    • Develop recovery strategies when project schedules or budgets are in jeopardy.
    • Understand and enforce prime contract and subcontract responsibilities.
    • Negotiate and issue subcontracts, major purchase orders and monitor their progress and schedule.
    • Manage all facets of project close-out, including archiving of documents, maintenance and warranty manuals, deficiencies, and warranty work.
    • Interpret documentation, specifications, and design drawings to define scope/contents of estimates.
    • Maintain awareness of current marketplace and trends to gain and maintain our competitive advantage and develop effective bid strategies.
    • Develop risk management strategies for schedules and budgets.
    • Ensure customer satisfaction. This will be reviewed based on repeat business and client references.

    Requirements:
    • Bachelor's degree in a construction-related field or possess the equivalent combination of technical training and/or related professional experience.
    • 5-7 years of proven experience working for a GC as a Project Manager on projects ranging from $1M - $10M.
    • Commercial/GC experience, especially with high-end restaurant, retail, and commercial offices
    • Software knowledge - Microsoft Office, Microsoft Project, Bluebeam/Adobe Acrobat, Procore, and Sage 300 PJ
