    Position Summary/Purpose:
    The Buildings, Grounds and Safety Supervisor, a 12 month position, is responsible for assisting with the management of all district facilities.

    Reports to (Accountability) Director of Operations & Maintenance
    Supervisory Responsibilities As Assigned by the Superintendent of Schools

    Role and Responsibilities / Essential Job Functions:
    • Demonstrate support for the mission, vision, core values and goals of Mannheim School District 83
    • Assist the Director of Operations & Maintenance in maintaining the overall physical conditions of all District 83 buildings and grounds
    • Manage district work order program, Incident IQ
    • Develop and maintain a system to prioritize maintenance jobs and fully utilize available staff to ensure an effective and efficient work environment
    • Make frequent inspections of facilities to ensure that equipment is functioning properly and that work is being completed at a satisfactory level
    • Assist the Director of Operations & Maintenance in the evaluation process for all maintenance and custodial personnel; provide recommendations for the selection, placement, promotion, progressive discipline and dismissal of all maintenance and custodial personnel
    • Make unscheduled night and weekend visits to review processes in place for sports, music and community events
    • Respond before and after hours to safety and/or operational concerns (i.e. facility damage and alarms) for the purpose of taking the appropriate action to resolve immediate safety issues and maintaining a functional educational environment
    • Assist in developing and implementing systems for dealing efficiently and effectively with emergency situations to ensure that all safety measures are taken
    • Supervise all work dealing with utility interruptions
    • Assist in the repairs and maintenance of mechanical, electrical and plumbing systems and equipment in accordance with blueprints, manuals, building codes and safety regulations
    • Coordinate installation and maintenance of fire, security and other alarm systems to ensure that the district abides by all local and state regulations
    • Oversee low voltage systems, card access, CCTV intercom, phone systems, etc.
    • Advise, recommend and follow up on repair service to be contracted for the purpose of maintaining equipment properly; schedule on-site contractor service calls
    • Maximize energy efficiency by regulating building run time hours and temperature settings
    • Maintain a current inventory of supplies and equipment
    • Research equipment and material costs for approved purchases
    • Understand department accounts and assigning correct account numbers to invoices
    • Process daily/weekly packing slips and invoices
    • Understand tracking of building assets and purchases as it relates to the Industrial Appraisal (building assets) dollar values as directed by the CSBO
    • Working knowledge of all separate insurance entities (For example: RISK, CLIC and SELF as they pertain to daily operations of the school district)
    • Ensure proper documentation and safeguards for all materials and equipment
    • Stay updated on the latest systems and products to provide a more efficient work environment; take full advantage of professional development opportunities
    • Execute accident reports per provided insurance documents
    • Monitor and log daily maintenance and custodian absences and submit to the Director for final review
    • Create and oversee an annual maintenance and custodian vacation schedule
    • Coordinate custodial services with the Custodial Foreman and the Director of Operations & Maintenance
    • Monitor compliance with state and local regulations of all safety standards, laws, codes, rules, regulations, policies and procedures for maintenance and custodial work
    • Assist the Director of Maintenance & Operations regarding communications with law enforcement, fire, emergency medical and emergency management personnel for the purpose of compliance with local regulations
    • Oversee West 40 HSL inspection documents/annual binder
    • Maintain the District's safety data sheets (SDS)
    • Develop and maintain an appropriate record keeping system that ensures district AHERA and IPM program compliance
    • Coordinate annual insurance and asbestos awareness in-services for maintenance and custodial staff
    • Assist in overseeing the District's safety plan; attend all safety committee meetings
    • Schedule monthly meetings with building administrators to discuss maintenance concerns and building needs
    • Schedule monthly progress meetings with maintenance staff to review building work orders, concerns and program implementation
    • Attend weekly construction planning meetings with architect, engineer, and CM
    • Ensure buildings and grounds are well groomed and free of debris
    • Oversee district lawn service to make sure weekly schedule doesn't impact daily building usage
    • Assist, as needed, the Director of Transportation
    • Establish and maintain a positive relationship with all buildings and grounds staff
    • Operate and maintain a district truck
    • Perform other duties as assigned by the Director and/or Superintendent of Schools in accordance with Board policies
    Qualifications:
    • High School Diploma or equivalent
    • Minimum 3-5 years experience servicing commercial HVAC systems and equipment
    • Minimum 3-5 years of building automation system (BAS) experience
    • Must currently have or will obtain a CDL Class C to operate a salt truck within 12 months of hire
    • Current (or eligible) for the Illinois Asbestos Workers License within 12 months of hire
    • Obtain a pool operator license and AHERA certification within 12 months of hire
    • Complete Life Orientations Training (LIFO) within 12 months of hire
    • Previous experience with building maintenance and management of maintenance and construction projects
    • Previous experience with managing complex facilities projects, preferably in public schools
    • Strong verbal and written skills
    • Strong leadership and supervisory skills
    • Knowledge of Google Workspace
    • Knowledge of budgetary process and inventory control
    • Prefer: Trade school certification or accredited management classes
    • Prefer: Certified in plumbing, electrical and HVAC
    • Prefer: Working knowledge of regulatory agency requirements including, but not limited to, OSHA, state and local fire codes, and EPA regulations
    • Prefer: Working knowledge of local, state, and federal regulations pertaining to building codes, asbestos, chemical identification and safety matters
    • As a multi-language district, we always prefer staff who are bilingual but this is not required
    Physical Demands: walk, bend, twist at neck and trunk, squat, stoop reach above head, reach forward, climb in and out of vehicles, climb stairs, climb and maintain balance on ladder, lift up to 25 pounds from shoulder to overhead, lift up to 50 pounds floor to waist, push/pull items over 90 pounds on wheels over carpeted, tiled, concrete, paved, dirt or other outdoor surfaces, carry up to 50 pounds up to 10 feet, work on one's feet (standing/walking) for up to 4 hours with a single 15 minute break, visual acuity close/distant/depth perception, hearing to receive information, verbal to exchange information

    Other Requirements:
    Possess a valid Illinois driver's license; subject to call-in during off hours, holidays and weekends as required. Sensitivity to and understanding of, the diverse academic, socioeconomic, cultural, linguistic, ethnic backgrounds and disabilities of district students and staff.

    Terms of Employment:
    Salary commensurate with experience and qualifications. Competitive salary and benefits (medical/dental/life insurance) package with paid vacation days, personal days and sick days.
