- Conduct property tours for prospective residents, showcasing available units and amenities.
- Respond promptly to inquiries from prospective residents regarding leasing availability, rental rates, lease terms, and community policies.
- Process rental applications, conduct credit and background checks, and verify employment and rental history.
- Prepare lease agreements and ensure all required documents are accurately completed and signed by residents.
- Coordinate move-in and move-out procedures, including conducting unit inspections at move-in.
- Prepare Renewal letters, leases, and execution of all renewals, ensuring accuracy and compliance with lease agreements.
- Maintain organized leasing records and tenant files, ensuring all documentation is up-to-date and easily accessible.
- Assist with scheduling maintenance requests and following up with residents to ensure satisfactory resolution of issues.
- Manage resident inquiries and concerns in a professional and timely manner, striving to exceed expectations for customer service.
- Assist with marketing materials and attract new residents, including updating online listings, creating marketing materials, and participating in community events.
- Collaborate with the Community Manager to implement leasing strategies and achieve occupancy goals.
- Stay informed about market trends and competitor offerings to effectively position the property within the local rental market.
- High school diploma or equivalent; associate or bachelor's degree preferred.
- Previous experience in leasing, property management, or customer service is highly desirable.
- Persuasive communication and interpersonal skills, with the ability to build rapport with residents and prospects.
- Excellent organizational and time management abilities, with a keen attention to detail.
- Proficiency in Microsoft Office Suite and property management software (e.g., Yardi, CRM, Rent Café).
- Ability to work independently and as part of a team in a demanding environment.
- Willingness to work flexible hours, including weekends and evenings, as needed.
- Knowledge of Fair Housing regulations and leasing laws preferred, additional training will also be provided.
- Reliable transportation for off-site meetings may be required.
