    As a member of the regional operations team consisting of the Senior Vice President, Vice President Property Management (VPPM), Regional Managers, and Facilities Managers/Directors, the Analytics Manager- Operations demonstrates a strong knowledge of Equitys financial and operational policies, processes and reporting systems in order to advise the regional leadership team on the portfolios performance and assists in uncovering strategic opportunities.

    This position is responsible for all analysis and forecasting, financial review documentation for S-Ox requirements, and special projects for the apartment communities within a VPPMs portfolio.

    The Analytics Manager- Operations will collaborate with the regional team to provide guidance on how to leverage the financial reporting tools and serves as the operational partner to the VPPM.

    They work closely with the Operations team to ensure compliance with the national reporting structure, while also using their local market expertise to address any specific local market reporting needs.

    WHAT YOULL DO
    Serve as financial consultant to VPPM

    providing insight and ad hoc reporting to support decision making and strategic planning while communicating with Analytics Director
    Participate in monthly operational review meetings

    by taking a leadership role to evaluate performance, implement new guidelines, and identify and support corrective actions. Document monthly operational review meeting to meet Sarbanes-Oxley compliance.
    Collect and analyze operational data and market metrics

    for the assigned portfolio to help recognize market trends and business issues to make informed organizational decisions. Generates reporting around market performance issues such as occupancy, revenue and expenses, overtime, headcount changes, etc. .
    Complete all annual property operating budgets and forecasting

    associated with assigned portfolio using actual performance results, previous budget figures, estimated revenue and expenses and other available information and leadership guidance.

    Assist the regional property management team

    on new acquisitions and developments by preparing and reviewing operations proformas and completing the initial cold loads. Ensure a smooth transition for newly acquired communities during the acquisition and development process.
    Independently identify trends and shifts in behavior

    and present findings to the Regional Leadership and National POA team. Offer solutions to resolve business issues and assist in implementing new policies and procedures. Partner closely with the VPPM to research opportunities for properties to improve performance.
    Act as a liaison between the VPPMs and business partners

    by identifying resources, gathering information, and troubleshooting financial inquiries .
    Utilize the Companys financial reporting systems

    such as MRI, Essbase, and BI to troubleshoot and resolve questions from business partners and field leadership regarding financials, metrics, and emerging trends.

    This may include, but not limited to, budget variances, reconciliation for corporate and property accounting and audit functions or any other request for information impacting quarterly reporting.

    Represent the Company

    in a professional manner at all times. Consistently maintain a professional, courteous attitude when dealing with residents, coworkers and the general public.
    Perform additional analysis, special projects and other duties as needed, including but not limited to Data Governance and Analytics.


    REQUIREMENTS
    Bachelors degree required (in a related field such as Accounting or Finance preferred).
    Minimum of 2 years related experience required.
    Excellent written and verbal communication and presentation skills are essential.
    Must be able to supervise, organize, prioritize workload and work on numerous projects/tasks at one time.
    Proficient with on-line automated accounting systems, Excel, Essbase and Google.

    Ideal candidates will demonstrate an intellectual curiosity, comfort working in ambiguity, and an ability to act as a strategic business partner, constantly seeking ways to impact performance and impact change in behavior with the support of the operations team.



    Base salary:
    $95,000 - $120,000 /year in addition to base salary, a discretionary annual bonus is provided.

    The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.
