    SUMMARY OF RESPONSIBILITIES

    This position is responsible for training, supervising, and evaluating all custodial employees directly and indirectly. The coordinator will work with the facilities Operations management team and industry experts to procure, evaluate, and maintain custodial equipment and tools to maximize efficiency and protect our equipment assets.

    DUTIES AND RESPONSIBILITIES
    • Ensures facilities and equipment meet standards by designing and conducting training for all new custodial hires.
    • Assessing and proposing custodial/maintenance equipment needs through capital purchases.
    • Working with the H.R. Facilities Operations Team to inform all new custodial hires regarding workplace safety and system policies and procedures.
    • Working with the custodian team to communicate and demonstrate housekeeping standards and acceptable means and methods for achieving those standards.
    • Ensures custodial standards are established, monitored, and maintained by working with the operations management team, custodian team, and stakeholders to establish and maintain sustainable cleaning standards, cleaning zone maps, and cleaning assignments for each staff member.
    • Working with the Facilities Operations Team, custodians, and the operations management team to collaboratively set goals, make observations, collect data, and assess the performance of all custodians.
    • Inspecting the quality of the custodial work at all sites to ensure that the services provided meet the standards established in the custodial service model.
    • Conducting research and working collaboratively with the custodial/maintenance team and industry experts to establish efficient and effective housekeeping means and methods.
    • Performing routine performance evaluations for custodial staff and building engineers.
    • Coordinate summer cleaning programs, including supervision of summer casual custodial staff.
    • Coordination of annual district-wide staff training
    • Supervises custodians, grounds and maintenance personnel and recommends recruitment, evaluation, and termination matters to District administrators. Leads the interview and grievance process. Implements staffing allocations and conducts performance reviews and employee training systems.
    • Manage the facilities management system. Manages and plans for the facility's needs.
    • Assists the Building Maintenance Manager in construction management for the district's renovation and construction projects.
    • Provides leadership and direction to grounds and maintenance staff.
    • Manages District health and safety programs.
    • Facility mapping relating to facilities maintenance and upkeep.
    • Ensures seamless operations using the PM software to maintain preventive maintenance standards at all sites.
    • Regularly communicating expectations and training the custodial staff in the prescribed procedures.
    • Supervising and directing the activities of the special services teams: paint crew, carpet installation crew, and ice arena team.
    • Special projects as assigned include but are not limited to deferred maintenance painting, window repair/replacement, and carpet replacement.
    • Working with the Facilities Team to inspect the turf and landscaping at all sites and work with the custodial and grounds team to meet the standards established by the operations team.
    • Ensures adequate staffing levels are maintained, and expectations are communicated by working with the Facilities Team to post, screen, interview, and hire all building engineers and custodial staff in accordance with the collective bargaining agreement.
    • Organizing, with the coordinator, regular meetings with the building engineers to address common areas of interest, staff development, means and methods, and inter-department collaboration.
    • Performs other duties of a comparable level/type, as required.
    KNOWLEDGE, SKILLS & ABILITIES
    • Knowledge of hand, power, and diagnostic tools and equipment.
    • Knowledge of applicable laws, rules, codes, and guidelines pertaining to right-to-know and custodial/facility operations.
    • Knowledge of all safety precautions applicable to trade.
    • Knowledge of preventive maintenance practices.
    • Knowledge of HVAC operation, repair, and maintenance fundamentals and procedures.
    • Knowledge of the Boiler Water Treatment Program and chemicals is required.
    • Knowledge of the application, use, and proper storage of all chemicals used in the performance of the job.
    • Knowledge of hazardous waste disposal, cleaning techniques, and materials.
    • General and fundamental knowledge of the principles and general repair and maintenance procedures in mechanical, electrical, steam, air systems, carpentry, and masonry or plumbing.
    • Knowledge of building structures and maintenance functions required to operate efficiently at minimal cost.
    • Knowledge of District procedures and policies associated with purchasing and other administrative processes.
    • Knowledge of swimming pool operation and chemicals.
    • Establishing effective working relationships with employees, supervisors, department heads, and building staff.
    • Supervising, planning, delegating, evaluating, and handling personnel activities and actions for custodial and maintenance personnel within the building.
    • Budgeting, including acquisitions, specifications, bids, and tracking expenditures.
    • Planning, scheduling, prioritizing, and organizing tasks and functions for staff.
    • Ability to work independently with minimal supervision.
    • Computer skills in operating computer software and applications used in the job performance.
    • Using appropriate tools and diagnostic equipment to test, repair, or replace equipment.
    • Performing routine carpentry, masonry, plumbing, HVAC, and electrical maintenance, preventive maintenance, or repairs.
    • Implementing and monitoring preventive maintenance programs.
    SUPERVISORY RESPONSIBILITIES
    • Has responsibility for the overall direction, coordination, evaluation, and supervision of these employees in accordance with School District policies and applicable laws.
    • Responsibilities include assisting with interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

    • Risk of exposure to infectious disease, blood-borne pathogens, and other bodily fluids. Working with mechanical equipment poses potential risks and requires being aware of hands, limbs, and clothing in relation to moving mechanical parts to prevent injury. Chemicals used in the job pose potential risks for inhalation of fumes, chemical burns, and skin absorption. Welding, steam, or exhaust burns pose risks. Electrical shock is a risk involved in working with electronic equipment such as tools and lighting. Asbestos levels during construction demolition activities can pose risks.
    • The work environment involves exposure to materials, equipment, and situations that require following safety precautions and may include using protective equipment. The potential risks and hazards can be significantly minimized with proper training, skills, and proper use of safety equipment and risk management procedures.
    EDUCATION and/or EXPERIENCE
    • High School diploma or equivalent.
    • Minimum of three years of building maintenance and custodial experience and one year of previous lead/supervisory experience.
    CERTIFICATES, LICENSE, REGISTRATIONS
    • Boiler's license 1st class, Pool Certificate, Driver's License
    • Able to get Chief Boiler's licenses within one year.
