    Job Summary:

    In a safe, efficient and professional manner the Lead Facility Technician will supervise the delivery of preventative, corrective, and general maintenance for the Client. Other duties include, but not limited to, daily assessments of systems, maintain a clean working environment, and other various duties, while adhering to all safety, health and regulated standards. The Lead Facility Technician will be responsible for performing installation, repair, and maintenance of equipment and controls located throughout the buildings. Supervises and works with onsite staff in the installation, repair, and maintenance of the site infrastructure, building equipment and controls located throughout buildings. Works with client to oversee all facilities related projects, contractors, vendors, systems and procedures. Conducts routine and on-going assessments of the buildings envelop, infrastructure, and systems. Responsible for performing facilities related site hazard analysis inspections, job safety audits, develop and publish preventative maintenance tasks according to company standards. Moreover, follow the change process of qualified core equipment and components.

    Job Responsibilities include but not limited to:

    • Responsible for preventative, predictive, and non-routine maintenance, and repairs of mechanical, electrical, HVAC and plumbing systems, life safety, fire protection and security systems.
    • Respond timely to any unusual or emergency conditions and update your manager and client as soon as possible.
    • Lead facility personnel.

    · Assist with developing a thorough budget for the client's assets. Ensure necessary recurring and one-time items are planned for accordingly with little cost variance when realized.

    · Meet client's budget deadlines.

    · Present facility services, expenses, and projects to the client for approval.

    · Facilitate all services needed and coordinate with contractors as needed to ensure the smooth operation of the facilities.

    · Identify safety hazards and timely propose methods to eliminate them.

    · Engages, monitors, and coordinates activities with service providers.

    · Ensures safety training and safety policies are followed.

    · Oversee facility maintenance and management to industry standards.

    · Identify, communicate, and resolve deficiencies through regular and thorough inspections of building premises.

    • Provide guidance to on-site facility team members.
    • Respond timely to tenant and client occupant service requests and resolve any issues identified.
    • Perform and oversee all work ensuring safety of building occupants, visitors, and other workers.
    • Facilitate and manage capital projects, large R&M projects, etc.
    • Administer the use and monitoring of the Building Automation System controls & programming.
    • Timely answer and respond to any after-hours calls and communicate any critical or emergency issues to client and manager timely and resolves any issues identified.

    · Follows through on maintenance needs and deficiencies as appropriate.

    · Maintains integrity of information stored in customer's CMMS, if applicable.

    · Maintains operation and maintenance manual for all building equipment.

    · Maintains all tests, logs, and manuals in an efficiently organized manner.

    · Analyzes the operation of various systems, determines the cause of any problems/malfunctions, and takes corrective action as required.

    · Performs preventative maintenance on all base building and critical system equipment which includes but not limited to assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting immediate clean-up of work area, completing the preventative task sheet, returning tools to workshop and unused supplies to storeroom and advising the client of any equipment issues.

    · Monitors operation of HVAC equipment and systems, electrical, emergency backup systems and hot water systems; chilled water, and air conditioning equipment; hot water heaters; pumps, valves, piping, and filters; other mechanical and electrical equipment; records readings as necessary to ensure proper operation of equipment and makes adjustments where necessary to assure proper operation of equipment and notifies appropriate parties of any problems or malfunctions.

    • Collect bids, quantify bids to ensure apples to apples comparisons through effective scope of work development, summarize bids and provide bid analysis and recommendations to client.
    • Be able to manage up to the client through effective communication and presentation skills on various project bids, assessments, etc.

    · Service occupants' and tenants' service requests in a timely and accurate manner.

    · Maintains inventory of tools and orders supplies as required.

    · Follows safety practices, and utilizes personal protective clothing and equipment as required by OSHA.

    · Ensures proper storage and disposal of hazardous chemicals.

    · Develops and maintains at minimum the following programs to ensure a safe work environment per company policies:

    o Energy Control- Lock-Out-Tag-Out

    o Fire Mitigation- Hot-Work Permitting

    o Site/Personnel Safety-Hazard Analysis

    · Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.

    • Follows through on maintenance and repairs, as needed.

    · Maintains and utilize "spares" inventory control system for the site(s).

    · Develop, provide, and review preventative maintenance scheduling reports on all open maintenance work and project lists including high priority/ urgent repairs, upcoming preventative maintenance work, carryover work, repair work, completed work, etc.

    · Perform other various duties as assigned or needed by your manager and our client.

    Schedule

    • 8:00 am - 5:00 pm, Monday - Friday (with rare overtime and after-hours work flexibility). Position is hourly, non-exempt.

    Personal Requirements & Abilities

    • Proven ability to mentor and lead a facility team.
    • Proven ability to be a self-starter and work independently with minimal supervision.
    • Excellent written and verbal communication skills.
    • Strong organizational and analytical skills.
    • Ability to multi-task client and tenant service requests and projects successfully.
    • Ability to handle multiple tasks at a rapid pace and possibly during a crisis.
    • Ability to effectively present information.
    • Ability to provide efficient, timely, reliable, courteous service to customers.
    • Proficient use of test equipment for building systems and analyzing the results.
    • Requires carrying a company cell phone and responding to emergency and assistance calls after scheduled working hours.

    · Strong working knowledge of commercial infrastructure including mechanical, electrical, plumbing, and safety functions associated with building systems and equipment.

    · Strong working knowledge of computer systems, CMMS Systems, Adobe Acrobat, and use of Microsoft Office products: Word, Excel, Power Point.

    · Physical requirements may involve climbing and/or standing on ladders while performing repairs, working at elevated heights, standing, or sitting for long periods of time and lifting 50 lbs. minimum by yourself without any assistance.

    • Assist in the decision-making process for the team.
    • Must be able to bend at the knees, work standing or on ladders, walk extensively, practice safe lifting standards often throughout the day.
    • As needed, must be able to push, pull or move (using various equipment) objects around the building.

    Education & Experience Requirement

    • Post-secondary technical education and managerial training.
    • Minimum of 5 years previous commercial building operations experience (preference for Class A office building).
    • Thorough knowledge of HVAC, electrical, one-line diagrams, BAS, plumbing, life safety, fire protection and security systems.
    • Proven excellent safety work record and considerable training in safe work practices.
    • Proven decision-making skills.
    • Up to date capability with computers and technology and have specific skills with Microsoft (MS) Outlook, MS Office software: MS Word, MS Excel, and CMMS systems. Preference given for stronger technical skills.
