    Summary

    Principia is looking for a Capital Projects Manager to oversee and drive major construction and renovation projects on Principia's St. Louis School campus. Reporting to the Chief Operating Officer/Chief Financial Officer, you will play a critical role in providing day-to-day project management and leadership, with overall project responsibility from initial internal planning through design, construction, and completion. Your responsibilities will include coordination and management of projects, budgetary oversight, advising campus planning and design improvements, overseeing furniture/interior design sustainment programs, and overseeing architectural services. Functions may include specialized architectural, engineering, site, and construction services; energy engineering; building code analysis; project scheduling; estimating; and support of operations and maintenance. Projects may include new construction, renovation of existing spaces, and major maintenance of existing buildings and campus infrastructure. You'll participate as a key member of the Major Capital Projects Team, which includes the St. Louis School campus Facilities Director, School Executive Sponsor (currently the Assistant Head of School for Business & Operations), Principia Purchasing Agent, Principia Director of IT, and a third party Capital Project Management firm. You will engage regularly with internal client contacts, general contractors, direct contractors, design professionals, and other vendors.

    Primary Responsibilities

    Project Scope Preparation and Management
    • Assist in gathering and articulating requirements and desired outcomes for project approval.
    • Work with the campus Major Capital Projects Team and third party Capital Project Management firm to prepare project specs, bid packages, and documents for internal review for incorporation into an RFP or RFI.
    • Organize and validate specs and drawings delivered by contractors for each project you manage. Get outside help, if needed.
    • Coordinate with the Purchasing Agent, and conduct all necessary meetings to facilitate hiring architectural, engineering, and construction management services.
    • Review current As-Builts for accuracy prior to use on a project.
    • Direct the development and implementation of project budgets and schedules.
    • Review bids and recommend award of contract.
    Project Management
    • Carry out project management activities, including overall responsibility for the coordination and execution of assigned projects, for all types of significant construction and renovation projects (buildings and infrastructures) as defined as "Capital Projects" in Principia's Capital Projects Manual.
    • Write authorizations to vendors to proceed with various phases of the project and provide direction on priorities.
    • Monitor and report on all phases of planning and construction to ensure that implementation and prescribed activities are carried out in accordance with specified objectives. Clear, regular communication with the Assistant Head of School for Business & Operations and Head of School is critical.
    • At completion, evaluate work for conformance to contractual agreement and guide activities to close out the project, including completion of the project audit.
    • Assure that Principia's guidelines and its Capital Projects management process are followed.
    Budget Management
    • Direct the development and implementation of project budgets and schedules.
    • Prepare change orders for processing by Purchasing Agent.
    • Receive and approve for payment all invoices from professional consultants and contractors for projects you supervise.
    • Monitor and report on project budgets and schedules throughout the project, controlling expenditures in accordance with budget allocations.
    Communication to Stakeholders
    • Ensure effective, timely, and clear written and oral communication with consultants and internal customers during all phases of design and construction.
    • Serve as the official point of contact for contractors, designers, the campus community, and governmental agencies – including responsibility for significant communication with contractors' project management for final approval of submittals and change orders.
    • Maintain a strong job-site presence.
    • Coordinate with campus facilities department and other operations for seamless move-in to new facilities.
    Capital Projects Team Support
    • Assist in the development, implementation, and maintenance of new and existing standards of practice for project management activities.
    • Participate in the preparation of abstracts, research reports, funding proposals, operations and procedure manuals, and other written material and documentation as required

    Minimum Qualifications
    • Student of Christian Science
    • Supportive of Principia's mission, vision, and values as articulated here
    • Minimum 5 years of significant experience in a construction environment, residential or commercial, with substantial project management experience
    • Demonstrated experience in architectural, engineering or construction project management or facilities management
    • Demonstrated high level of personal initiative, integrity, and ability to interact with colleagues, contractors, regulatory representatives, and local officials in a positive collaborative manner
    • Strong skills in decision-making, problem-solving, and negotiation
    Additional Desired Qualifications
    • Bachelor's degree in engineering, architecture or management or equivalent work experience
    • Organizational development, people management, budget and resource development, and strategic planning experience and skills, or related.
    • Basic familiarity with budget and financial management systems and project controls, project scheduling systems, and project management and reporting software.
    • Experience with office-related computer systems including AutoCAD for architectural projects.
