- Present and maintain positive tenant relations and team member attitudes.

- Lead the team, facilitating weekly meetings to share information from leadership, enforce policy and procedures.
- Responsible for hiring, training, evaluating, motivating, and mentoring staff members; performance management and terminating team members as necessary
- Work with the team to build positive tenant experiences and increase retention of tenants
- Investigate escalated tenant complaints, concerns, problems, and/or issues and decide upon the course of action
- Understand marketing of properties meeting leasing and occupancy goals
- Coordinate Weekly Owners Reports, Monthly Operations Reports and other reports as requested by Ownership
- Assist with creating annual budgets/capital improvements
- Schedule bi annual property inspections in coordination with Asset Management and assist when needed
- Assist Property Managers when needed to ensure residents understand how to pay rent, assist with ledger questions, scan checks as needed, and help them set up their Renters Portal
- Review lease renewals done by Property Managers, ensuring accuracy of required paperwork
- Ensure deposit accounting is complete and accurate each month
- Assist Leasing Agents in implementing innovative leasing strategies to attract prospective tenants, conduct property tours and effectively market available units
- Understand current and ongoing maintenance projects and work order process
- Proficiency in Microsoft Office
- Ability to work flexible hours, which include after hours and weekends
- Must have a valid Driver???s License and insurance
- Ability to prioritize tasks in a fast paced environment
- Effective communication and customer service skills
- Attention to detail, planning and organization skills

Spherion Staffing is searching for a Senior Property Manager in Fargo.The Senior Property Manager is responsible for the performance of the market by leading a team of property management, leasing and maintenance roles that work together to maximize the profitability of each property.
This person must be able to motivate and mentor team members as well as build a culture aligned to overall company direction.
Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate courses of action when dealing with employee or tenant relations including complaints and concerns.
The Senior Property Manager ensure tenants' compliance with Company policies, while following all state, Americans with Disabilities Act and Fair Housing laws.
The Senior Property Manager must be able to communicate effectively with the Director of Property Operations on a regular basis.
