    Preconstruction Associate Manager

    Manage and participate in luxury custom-home construction activities from procurement to start of construction.

    Coordinate with subcontractors, vendors and consultants to identify construction scope of work, secure and compare bids, and prepare construction cost estimates.

    Review and analyze project design drawings and construction documents to evaluate and achieve constructability of luxury custom homes and interface with the architects, designers and engineers.

    Research, find and troubleshoot potential conflicts during all phases of construction.

    Implement value management measures in preconstruction/construction phases by evaluating quantity, quality and sourcing of building assembly in collaboration with construction subcontractors, manufacturers and vendors.

    Study and analyze residential construction data, perform quantity calculations and analyze historical data from past projects for budgeting and construction cost estimation.

    Implement new construction technologies for construction optimization. Create construction and preconstruction portfolios for potential clients. Manage the streamlining of data and workflows between architectural/engineering design and construction processes. Collaborate with construction teams on budgeting, scheduling, troubleshooting and information evaluation throughout construction.
    Requirements

    Must have a Bachelor's degree or a foreign equivalent in Architecture, Construction Management, Engineering (Civil, Structural, Architectural, Mechanical, or Electrical and Plumbing), or a related field plus one (1) year of experience in the job offered or as an Architectural Designer or a related position.

    In lieu of a Bachelor's degree, employer will accept a Master's degree in a stated field of study.

    Must have one (1) year of experience with:
    Design, engineering, and/or construction project experience in Architectural Design, Civil/Site/Infrastructure/Landscape Construction, Structural Systems, Mechanical/Electrical/Plumbing Systems, or a related field;
    2D (2-Dimensional) & 3D (3-Dimensional) modeling and drafting for construction detailing and coordination drawings in CAD (Computer Aided Design) software including Autodesk AutoCAD;
    3D (3-Dimensional) modeling, Constructability analysis, schedules and quantity take-offs in BIM (Building Information Modeling) Software including Autodesk Revit; Microsoft Excel, including data analysis, advanced Excel formatting and visual presentation of data; Design and construction coordination software including Adobe Acrobat or Bluebeam;
    Adobe Suite, including Adobe Photoshop, Adobe Illustrator, Adobe InDesign, and Adobe Acrobat to prepare project procurement packages, visual presentation of project analysis, and graphic design for project deliverables; and
    Project Management Software, including Microsoft Project.
