As a Project Manager specializing in K-12 projects and job order contracting, you will be responsible for overseeing all aspects of construction projects within K-12 educational facilities, managing JOC contracts, and ensuring the successful execution of projects from inception to completion. This role requires strong leadership abilities, technical expertise in educational construction methods, and the ability to coordinate effectively with project teams, school districts, and subcontractors.

Key Responsibilities:

Project Planning and Coordination:

Collaborate with school districts, architects, engineers, and subcontractors to develop detailed project plans, schedules, and budgets for K-12 projects and JOC contracts.
Coordinate with procurement teams to ensure timely procurement and delivery of materials, equipment, and supplies necessary for construction activities under JOC contracts.
Conduct regular site meetings with project teams to review progress, address issues, and implement corrective actions as needed to keep projects on track.

JOC Contract Management:

Manage JOC contracts, including scoping, estimating, bidding, and executing multiple small to medium-sized construction projects within predetermined pricing frameworks.
Develop and maintain a catalog of predefined construction tasks, unit prices, and specifications for use in JOC contracts, ensuring compliance with industry standards and client requirements.
Monitor contract performance, track project expenditures, and reconcile budgets to ensure profitability and compliance with contract terms and conditions.

Quality Assurance and Control:

Conduct regular inspections and quality audits of construction work to ensure compliance with project specifications, codes, and industry standards, particularly within educational environments.
Address any deficiencies or non-conformities identified during inspections and implement corrective measures to maintain quality and mitigate risks.
Document and maintain accurate records of construction activities, change orders, and project communications related to K-12 projects and JOC contracts.

Stakeholder Communication and Relationship Management:

Serve as the primary point of contact for school districts, project teams, subcontractors, and suppliers, communicating regularly to provide updates on progress, address concerns, and resolve issues in a timely manner.
Build and maintain strong relationships with school district representatives, subcontractors, vendors, and project team members to foster collaboration, trust, and positive project outcomes.

Qualifications:

Bachelor's degree in Construction Management, Engineering, or a related field (preferred).
Proven experience (3 years) as a project manager, with a focus on K-12 projects and job order contracting.
Strong knowledge of educational construction methods, JOC processes, and contract management principles.
Excellent leadership, communication, and interpersonal skills.
Proficiency in project management software and tools (e.g., Procore, PlanGrid).
Ability to work effectively in a fast-paced environment, manage multiple priorities, and meet deadlines.
