    Job Summary:

As a senior project manager, you'll embody this approach while performing tasks involving the management of the building process. Tasks can range from maintaining the project budget, procuring materials for projects, and managing subcontractors.


    Duties/Responsibilities:


    The senior project manager will perform the duties of a project manager while also having the capability to manage other project managers reporting to him/her as a direct report.

    Project Manager Duties

    Analyze plans and specifications for each project.

    Collaborate with the superintendent, project engineer, estimator, and design team.

    Analyze project needs and estimate a reliable project budget that considers direct costs and intangible items.

    Maintain accurate project budgets, changes should be timely for accurate billing.

    Lead the process of schedule planning from preconstruction until completion and establishing project milestones and CPM schedules.

    Manage the bidding, and procurement process for subcontracted scopes of work.

    Manage material deliveries and track from submittal to fabrication using the company software.

    Complete project projections with accurate forecasts of budget and schedule.

    Identify and proactively resolve project issues, ensure that solutions uphold the client's needs and Hutton safety standards.


    Communicate with the owner regularly, as the project manager you will be the main point of contact with the owner.

    Always uphold OSHA and Hutton safety standards and initiate corrective action when appropriate.

    Communicate company expectations and enforce those expectations constantly and consistently.

    Conduct quality surveys of job progress to ensure standards are met and work is built per specifications.

    Execute the end of project punchlist survey insuring all identified items are resolved.

    Purchase materials and subcontractors by soliciting at least three quotes from responsible and qualified subcontractors.

    Set up and lead the job starting/building/finishing strong meetings with superintendent, general superintendent, and other involved parties.

    Schedule and hold pre-construction meetings with subcontractors before work begins. Should include subcontractor project manager and jobsite supervisor, as well as Hutton jobsite supervisor.

    Communicate job progress and issues with the Team Leader.

    Produce timely pay applications and confirm timely payment.


    Manage job closeout and make sure project is completed on time, punch list and closeout items are finished, O&M manuals are completed and delivered as built drawings are completed and delivered, all owner training is performed, and warranty system is set up.

    Sr. Project Manager Duties

    Capable of managing our largest and most complex projects, more than $50M.

    Capable of managing multiple large projects at a time.


    Lead a group of Project Managers, Engineers, and Superintendents to ensure project performance and adherence to company culture and values.

    Spend focused 1:1 time each week with assigned group as required.

    Track performance of group and complete yearly performance reviews.

    Periodically attend project/OAC meetings with group managers.

    Monitor projects of assigned managers for areas of risk and work with managers to mitigate problems. Notify area leader of issues and involve him/her as necessary.

    Attend starting/building/finishing strong meetings within your group and provide leadership and direction as needed.

    Assure that the group is meeting monthly billing and reporting cycles.

    Work with area/support group leaders as required.

    Provide leadership and mentoring for assigned group.

    The Sr. Project Manager may act as an office manager for a remote office.

    Capable of providing preconstruction services including conceptual estimating and budgeting, scheduling, value engineering, plan review and analysis.


    Required Knowledge/Skills/Abilities:
    Knowledge of and ability to follow OSHA and Hutton safety protocols.

    Knowledge of building codes, design, site control, inspection procedures, and scheduling.

    Ability to read, understand and communicate plans and specifications.

    Able to lead and motivate others to accomplish tasks safely.

    Able to productively work in a team environment.

    Able to follow directions as specified.

    Able to clearly communicate instructions.

    Able to recognize and solve problems quickly with tact and diplomacy.

    Able to work on school campus jobsites within proximity of children.

    Able to get to and from work utilizing own transportation.

    Able to gain trust and partnership with owners and project partners.


    Special Requirements & Licenses:
    OSHA 30 Certified or able to attain certification within 60 days of employment.

    Living in or willing to relocate to Salina or Manhattan a plus.

    Willing to consider other arrangements for the right candidate.

    Must be self-motivated and able to lead a team of professional constructors.

    Must be a strong estimator and able to review estimates of others.

    Must have strong technical writing skills.

    Able to work independently but within set standards and practices.

    Able and willing to represent the company in the community and surrounding area.

    Education and

    Experience:
    High school graduate.

    BS in related field, preferably Construction Science/Management or equivalent practical experience.

    Bachelor's in construction management, construction science, business administration, engineering, or related field is preferred

    5-8 years of experience working as a project manager or superintendent

    Training opportunities will be available on the job to further advance your skills


    Work Environment:
    You will work indoors and outdoors in a variety of weather conditions.

    You will work in the office and on the job site depending on the stage of construction.
