    About the role:


    The District Manager is responsible for the direct and indirect supervision of the operation of multiple properties in a portfolio assigned to him or her as well as support for a Regional Vice President/Regional Manager's portfolio.

    This requires on-going successful communication with Regional Vice President/Regional Manager (s), existing and potential clients, the supervision of multiple sites and diverse personnel, fiscal oversight including income maximization and expense control, preparing and executing marketing plans, preparing budgets and monthly financial analysis, and operation of investment properties to meet our clients' real estate investment goals.

    **This position requires a California Department of Real Estate License
    ESSENTIAL DUTIES AND RESPONSIBILITIES Includes but not limited to:


    Effectively communicate with Regional Vice President/Regional Manager, take directions effectively, and follow through on responsibilities as directed by Regional Vice President/Regional Manager.

    Effectively communicate with clients as directed to meet fiduciary obligations, establish and maintain their confidence and to clearly and regularly define objectives for the operation of their investment real estate.

    Effectively utilize resources including available property administrator assistance and subordinates to ensure efficient and appropriate operation of properties in his/her portfolio.

    Embrace Sunrise Management's Customer Service program establishing and nurturing good relationships with residents, employees and contractors on a friendly, professional basis.

    Effect and ensure training and professional development of subordinates consistent with the Sunrise Management's commitment to and goals of employee recognition, appreciation and accountability.

    Ensure employee administration and support consistent with Sunrise Management's policies and procedures including but not limited to review and approval of timecards in a timely, accurate manner, timely, meaningful performance feedback and coaching.

    Ensure timely periodic reporting (weekly, monthly, etc.) from each property as required and delivery to Regional Vice President/Regional Manager prior to the submission to clients.

    Inspect property and improvements regularly and ensure that deficiencies are cured in a manner consistent with the owners' business plan.

    Ensure that property appearance and curb appeal consistently meet Sunrise Management's standards within individual sites' budgetary and operating constraints.
    Monitor maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to Sunrise Management standards.

    Perform routine spot checks of MSDS Manual, personal property inventory, vendor contract book and see that regular staff meetings are being held on-site and that safety training is a point of each meeting and is adequately documented.

    Be responsible for the preparation of a scope of work and ensure that proper bid analysis in reviewing major project work.

    Create or review contracts for said work and communicate with client before authorizing any work above and beyond management agreement.

    Obtain whenever possible construction fees or other appropriate fees for work performed outside scope of said management agreement.

    For each of the properties in his/her portfolio, whether direct or indirect, ensure preparation and analysis of reports comparing competing properties and market conditions on a monthly basis.

    Comply with all Federal, State and Local laws and regulations in the operation of the properties in his/her management portfolio.

    Oversee the takeover and turnover of assets in accordance with policy and procedure as directed by Regional Vice President/Regional Manager.


    FINANCIAL OPERATIONS


    Produce and analyze financial reports monthly and report in writing to Regional Vice President/Regional Manager for approval, prior to submission to each client, assuring that the client's particular concerns, stated and implied, are addressed.

    Be responsible for the overall financial performance of the properties in his/her management portfolio and assist with Regional Vice President/Regional Manager(s) portfolio.

    Operate each property to its highest and fullest potential, in accordance with the goals and objectives of each client and Sunrise, to maximize its financial potential.

    This includes but is not limited to strengthening occupancy levels and rental rates, income maximization and expense control.
    Assist with the development and adherence to internal budgetary guidelines for all properties in portfolio.

    Prepare and obtain approval for an annual external operating budget for each property and use diligence in operating properties in accordance with same.

    Where assigned responsibility of this function, oversee the cash management of assets under management, communicating with clients when directed on funds request, impound accounts and distributions.

    Be responsible for the timely processing, coding and approving of invoices for each assigned asset in a timely manner.
    Produce accurate and timely reporting as required by Sunrise Management's.

    LEADERSHIP


    Supervise site staff for properties within direct managed portfolio and assist with the supervision of any associated District Supervisors, Assistant Regional Vice President/Regional Managers and Property Administrators.

    Work closely with Sunrise Human Resources team to interview, hire, coach, counsel and generally develop and maintain staff necessary for successful operation of portfolio.

    This includes but is not limited to performing written evaluations according to Sunrise policy and making the appropriate recommendations for pay increases or advancement, and meeting frequently with subordinates to coach, counsel, and offer feedback and encouragement as directed by Regional Vice President/Regional Manager.

    Provide guidance and direction to assist employees in their pursuit of professional goals consistent with Sunrise Management's goals.
    Assist in administrative and safety meetings for employees.

    Adhere to all Sunrise Management's personnel policies in accordance with Sunrise Operations Manual and Personnel Policy Handbook and enforce these policies at the properties in his/her management portfolio.

    Promote and enforce compliance with Fair Housing Policy, ADA, Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy.

    Assist the overall team effort through effective leadership.
    Assume supervisory responsibilities and management of the property as directed by Regional Vice President/Regional Manager.
    Conduct staff meetings on a regular basis as directed by Regional Vice President/Regional Manager.
    MARKETING/LEASING

    Prepare and implement marketing and management plans for each property within parameters consistent with the clients' goals.

    Create and oversee the administration of the placing of advertising of communities within the assigned portfolio, property Internet sites and other media opportunities as approved by Regional Vice President/Regional Manager.

    Support the overall marketing efforts and offers input and suggestions in regard to promotions, advertisements, etc.

    Analyze and monitor the community market conditions in order to anticipate market changes or trends that could affect the profitability of the community.

    Take a proactive approach toward recognizing and resolving problems.
    Support the establishment and enforcement of rental guidelines, unit pricing and tenant screening criteria within management portfolio.

    Support the establishment and setting of unit pricing and concessions as well as terms of lease consistent with each properties business plan, budget, and client goals, while securing supervisor approval as required.

    Monitor rental activity including traffic, move-ins, move-outs, rentals, notices and close ratios to ensure requirements are met and provide additional training as necessary.

    Ensure timely collection of rents and handling of delinquent accounts and legal action as according to Sunrise Management policy.
    Assist with the supervision of planning and implementation of, and attends and monitors, various community recreational and social activities.

    Perform routine audits of on-site files and records and correct problem areas with the Community Manager as directed by Regional Vice President/Regional Manager.

    If applicable, see that all bond or tax credit requirements are monitored regularly and are in full compliance with appropriate regulatory agreements.

    Assist Community Managers in achieving and maintaining high levels of occupancy consistent with the market, property marketing plan and budget.


    ADDITIONAL DUTIES AND RESPONSIBILITIES
    Assist in promoting Sunrise Management.
    Attend and participate in training seminars as requested.

    Represent Sunrise Management in Professional Trade Organizations such as IREM or Apartment Associations to promote Sunrise Management's awareness and excellence while furthering personal network and education.

    Works well as part of a team.

    SUPERVISORY RESPONSIBILITIES

    The District Manager directly and indirectly supervises site staff for properties within a portfolio as well as any associated District Managers and Property Administrators.

    Responsibilities include working closely with the Sunrise Human Resources Team on interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.


    What you'll need:
    California Department of Real Estate License
    High school diploma or equivalent /college degree or related coursework
    Five years related experience and/or training; or equivalent combination of education and experience.
    Proficient at Microsoft Office, including Word and Excel. Minimum of 1 year experience working on a PC.
    Other Requirements


    Incumbent must have reliable transportation available and have a valid driver's license and automobile insurance, as travel to the bank and meetings will be required.
