- Assist in the completion of distressed unit turnovers
- Maintain inventory levels and procure maintenance supplies with managerial approval
- In the absence of critical site staff perform all essential functions and be on-call to address maintenance emergencies promptly
- Obtain bids for maintenance work and services and create Purchase Orders for Lead Specialist's approval
- Train maintenance staff as needed in preventive maintenance procedures
- Identify and communicate additional areas of improvement outside scope of the project
- Complete all maintenance task identified in project scope (ie Service request and turns)
- Ensure compliance with safety procedures and emergency protocols
- Manage and document tasks digitally using provided maintenance devices
- Additional duties as assigned
- Full-time maintenance experience, minimum of - years
- Required local certification ( boiler operator license, certified pool operator, etc.)
- High school diploma required CRMT (Certified Residential Maintenance Technician) preferred
- Universal Freon Recovery Certification (EPA )
- Valid driver's license, ability to drive and insurance required
- Ability to use hand and power tools
- General knowledge of all building codes and laws applicable to the community (Freon recovery, electrical, plumbing, swimming pools, etc.)
- Ability to communicate in English clearly with the others orally and in writing
- Ability to effectively present information in one-on-one and group situations to customers, clients and other employees
- Microsoft Office / Yardi experience preferred
- Common sense and good judgment in day-to-day matters
- Ability to troubleshoot quickly and produce performance-based results
