    Job Summary:
    As an Entitlements Manager, you will oversee the entire entitlement process for new residential communities. You will leverage your in-depth knowledge of municipal requirements and approval processes to secure necessary permits and plans. You'll be a skilled communicator and collaborator, working with internal departments, external agencies, and consultants to achieve project goals.


    Responsibilities:
    Manage all aspects of obtaining entitlements, plan approvals, and permits for new communities.
    Ensure adherence to strict community entitlement and development/construction schedules.
    Coordinate and implement design input from executives.
    Secure all required permits from local jurisdictions for land development and homebuilding.
    Collaborate with architects, engineers, and other consultants to prepare development applications and approvals.
    Manage entitlement contracts with external consultants.
    Assist in due diligence efforts for potential land acquisitions.
    Provide support to the Operations Department.
    Oversee consultants and trade partners to ensure timely approvals and adherence to project timelines.
    Act as a liaison between internal teams, external partners, and agencies to facilitate communication and problem-solving.
    Process plans and paperwork for approvals, permits, and bond releases.
    Perform additional duties as assigned.


    Qualifications:
    Minimum 5 years of experience in community entitlement and the homebuilding process, with some public agency experience preferred.
    Bachelor's degree preferred in construction management, urban design, business, engineering, or a related field. Equivalent experience may be considered.
    Valid driver's license.
    Proficiency in Microsoft Office Suite (Excel, PowerPoint, Word, etc.).
    Excellent analytical and writing skills.
    Strong communication and interpersonal skills.
    Ability to manage multiple deadlines effectively.
    Openness to constructive feedback.
    Team player mentality.
