- Update work order and contact resident prior to sending out Maintenance Techs and/or vendors
- Manage emergency maintenance calls calmly and quickly
- Maintain communication with resident, Maintenance Techs and vendors through to resolution
- Manage and approve employee ADP schedule
- Proactively communicate with residents regarding all work requests
- Coordinate and schedule routine and non-routine maintenance on occupied homes
- Maintain impeccable records of day-to-day maintenance activities
- Place orders for new and replacement parts and equipment
- Maintain master schedule for all maintenance activities
- Dispatch Emergency work orders to vendors
- Follow up with resident and vendor once the work has been completed
- Close out work order and PO in Yardi
- Review and approve all invoices submitted for PO's
- Provide all approved invoices to the Accounts Payable Clerk for processing
- Review weekly reporting with Foreman/Maintenance Managers
- Prior single or multi-family experience
- Prior Maintenance experience
- Prior customer service experience
- Ability to manage multiple projects and conflicting priorities
- Excellent written and verbal communication abilities
- Proven problem-solving abilities
- Prior Property Management experience required
- Excellent verbal and written communication skills
- Ability to work well using mobile office electronic tools
- Basic accounting and math skills
- High school diploma or GED
- 4 plus years' experience a plus
- Prior single or multi-family experience
- Demonstrated attention to detail
- Knowledge of Yardi preferred

Job Description
The Centralized Service Supervisor is responsible for managing new and existing open work orders, creating purchase orders, invoicing, scheduling Maintenance Technicians, dispatching vendors, assisting with escalated calls and working directly with the Centralized Maintenance Coordinator team. Centralized Maintenance Supervisor is responsible for managing maintenance within our occupied homes. Success in the role requires strong organizational, problem solving and multi-tasking skills so that all maintenance activities are completed efficiently.Qualifications:
