    Description

    The Director of Facilities and Construction will ensure that the school's facilities and equipment are well maintained and that an evolving preventive maintenance plan is in place. Reporting directly to the Head of School, the Director will manage internal staff, external vendors and tradesmen, making recommendations as to changes needed to maintain the facilities. The Director will assist with the development, implementation, monitoring and compliance with all school departmental policies, budgets, short term and long range planning to meet the needs in support of the overall mission of the school. The Director will have a thorough knowledge of the principles and practices of mechanical and civil engineering: thorough knowledge of modern methods and techniques as applied to facilities maintenance, capital planning and construction.

    Essential Functions:

    • Responsible for the oversight of department personnel. Organizes, plans, directs and supervises all departmental personnel in the areas of maintenance, carpentry, plumbing, painting, electrical, grounds, security and cleaning that keeps the school's appearance in exemplary condition.
    • Delegates appropriate responsibilities to designated staff.
    • Coordinate with the external service provider to manage and maintain an optimal cleaning schedule across the school
    • Coordinate with the external service provider to manage and maintain the Cafeteria Program.
    • Manage Package distribution systems.
    • Ensure all electrical, BMS/HVAC, security systems, plumbing and other facilities and equipment are in good working order.
    • Maintain and evolve a comprehensive preventive maintenance program for 100,000sf school, split over 2 buildings.
    • Participate in the development of policies and procedures that affect the use of supplies and facilities.
    • Participate in preparing annual budgets and to ensure adequate funds are allocated to the facilities department for its optimal operation.
    • Work with the CFO to implement the School's multi-year facilities plan.
    • Oversee renovation projects including coordinating efforts with architect, contractor and owner's representative as needed.
    • Manage the school's maintenance ticketing system and ensure timely completion of all items.
    • Coordinate routine visual inspection of facilities to identify safety, structural, or mechanical issues.
    • Coordinate fire and lockdown drills, ensure operations comply with fire department code, and submit reports in accordance with current requirements.
    • Ensure compliance with all NYC DOB and FDNY regulations.
    • Initiate an active campaign on safety measures in the building. Maintain safety inspection records as appropriate.
    • Coordinates and assists in all necessary arrangements for school and special events regarding setups and teardowns.
    • Coordinate School's energy management program & identify opportunities to reduce energy consumption and overall enhance 'green' initiatives.
    • Educate all staff on the proper use and care of equipment and other facilities.
    • Provide traffic safety monitoring for arrival & dismissal.
    • Manage security personnel.
    • Maintain all records that pertain to the operation of facilities.
    • Coordinate and supervise facilities department purchasing.
    • Participate in safety and emergency planning, testing and implementation
    • Confer with various administrators on policies governing the use of buildings and grounds, alteration and construction within the buildings and overall facility operations.

      Be knowledgeable and conversant in all state, federal and local regulations, Department of Health Regulations, asbestos, hazardous materials, radon, lead, noise pollution, indoor air quality, recycling, PCB's, OSHA, ADA, solid waste, emergency disaster planning and laws and regulations relating to school facilities.

      Qualifications & Skills:

      • Bachelor's Degree (Master preferred)
      • Supervisory experience with facilities management for over 50,000sf required; prior experience with construction management preferred.
      • 7-10 years of relevant experience required.
      • Expertise with BMS systems.
      • Experience in managing and leading diverse groups of people. Sets a respectful, collaborative, and positive tone, and recognizes our responsibility to create a diverse and inclusive environment that supports and celebrates each individual in our school community.
      • High level of professionalism and integrity and a strong work ethic.
      • Strong management and project management skills, with a track record of working to goals and objectives, meeting deadlines, and measuring success in concrete and tangible ways.
      • Strong written and oral communication skills.
      • Excellent interpersonal and customer service skills; ability to collaborate widely with various constituencies throughout the School community including students, faculty, staff, and parents.
      • Availability during non-working hours in case of a building emergency.
      • Proficient in Google Workspace (Drive, Docs & Sheets) and Microsoft Office
