    Position: Operations Manager - Self Parking Garage (On-site)
    Location: Cleveland, Ohio 44114
    Type: Exempt

    Position Summary

    The Operations Manager is a managerial position that supports the operations in an assigned location or locations. This role is responsible for the direct supervision of at least two full-time employees or the equivalent and is responsible for the operations of one or more locations. The Operations Manager ensures that all elements of the operation, including knowledge of the Metropolis product, team member performance, customer service, financial goals, and maintenance goals meet or exceed Metropolis standards of excellence.

    Duties and Responsibilities

    Create, implement, and manage forecasting, planning, and budgeting process for assigned location(s)

    Implement financial strategies to maximize revenue for our clients.

    Ensure all expenses for our locations are optimally serving the operation and revenue generation.

    Continuously reevaluate operations to optimize the overall performance of the operation.

    Ensure all client operational documentation is complete and recorded for client and Metropolis records.

    Cultivate and maintain relationships with our clients and partners.

    Understand our clients' needs, address concerns, and engage in a meaningful way that fosters long term relationships.

    Set expectations with the client to define performance measurements, financial objectives, and operational execution.

    Recommend and implement business strategies to maximize growth for your portfolio.

    Execute specific operational responsibilities as required based on the needs of the client and location.

    Have an expert level understanding of the Metropolis product.

    Be specialized in all the core Metropolis features including admin, specialist, tableau, enforcement, and operator when necessary.

    Utilize your knowledge of the parking industry to maximize revenue.

    Reevaluate operations based on new product releases to ensure locations are running at their optimal efficiency.

    When applicable, lead a team of employees to ensure the success of our operations.

    Schedule shifts and verify time & attendance tracking.

    Plan, organize, and manage the work of hourly team members, ensuring team members are deployed appropriately and tasks are completed in accordance with organizational requirements and Metropolis standards.

    Interview, hire, and develop team members.

    Maintain maintenance control documents while meeting maintenance goals.

    Promote safe work practices by conducting safety audits and coaching individual staff members.

    Ensure Metropolis's standards of Customer Service are met.

    Greet customers and clients in a courteous manner.

    Communicate with customers and staff for general inquiries about parking, parking locations, and customer service inquires

    Observe and coach team members to meet customer service standards.

    Ensure team members complete all necessary training.

    Perform other duties as assigned.

    Essential Functions

    To perform this job successfully, an individual must be able to perform each essential function satisfactorily, with or without reasonable accommodation.     Incumbent must be able to

    Stand for up to six (6) consecutive hours

    Work outdoors in all weather conditions

    Communicate effectively in written and spoken English with team members and customers

    If working in a valet location, incumbent must be able to drive both automatic and manual transmission vehicles of all types and sizes

    If working in a shuttle location, incumbent must be able to drive all shuttle vehicles used at the location

    Position Qualifications

    Skills and Abilities

    Ability to plan and manage time for multiple tasks to meet established deadlines

    Strong interpersonal skills; frequently communicate with team members and customers; must be able to exchange accurate information

    Able to detect safety concerns and adjust accordingly.

    Must be able to communicate effectively in both written and verbal form

    Must maintain confidentiality of all work-related information

    Ability to work in a diverse environment and be sensitive to issues of diversity and inclusion

    Excellent work habits and willingness to work extended hours if requested to complete a job when required to meet deadlines.

    Have a strong familiarity with Microsoft office suite.

    Be proficient in analyzing data and communicate findings effectively to all stakeholders (internally and externally)

    Must have sufficient understanding of P&L management.

    Other Requirements

    Must be at least 18 years of age

    Must be able to work at least 40 hours, including nights and weekends as dictated by the client's needs and location.

    May be required to travel to and from local assigned client sites.

    Expected to constantly work in all outdoor weather conditions.

    Follow appropriate grooming standards; may be required to wear a uniform at times

While performing the duties of this job, the employee is regularly required to talk, hear, stand, and handle or feel. The employee is frequently required to reach with hands and arms and may be frequently required to sit. The employee is occasionally required to walk and stoop, kneel, and crouch. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The employee may be required to remain in a stationery position for an extended period.
