    Our client is a property management company located in Newark, NJ they are seeking a Director of Property Management. The job of Director of Property Management is established for the purpose/s of directing the Property Management Team which includes the Property Managers and ancillary staff; providing information and serving as a resource to the ownership and others; achieving defined objectives by planning, evaluating, developing, implementing and maintaining services in compliance with established guidelines set forth by the Ownership and the Organization. Must adhere to all corporate standards, codes and regulations; supervision and directing assigned staff is critical.

    • Oversee & Direct Property Management Division; Interface with Managers of Maintenance & Janitorial / Leasing, Construction, Etc.
    • Manage Rent Collections A/R - Coordinate & manage Tenant/Landlord court & stipulations.
    • Manage and oversee Contractual Services Review, negotiations and management.
    • Manage and oversee Move-out process; Ensure timely unit availability and turnaround.
    • Perform periodic field inspections to ensure proper operation of Division and company standards are met; Ensure Curb Appeal and quality of properties.
    • Ensure and oversee building and property compliance at Municipal and State levels.
    • Ensure properties are safe and proper regarding risk management and insurance.
    • Maintain relationships with suppliers, vendors, and professionals servicing the company or property.
    • Establish and maintain relationships with Municipalities and Government Agencies.
    • Oversee Special Projects as needed
    • Ensure Company policies, standards and goals are followed and achieved
    • Analyze Divisions Performance; Adjust functions accordingly to meet the organizations requirements
    • Collaborate & interface with internal and external personnel (tenants, vendors & municipal agencies) for the purpose of implementing and maintaining proper services.
    • Facilitates meetings and training, etc. for the purpose of identifying issues, developing recommendations, and supporting the employee's performance and needs
    • Develops and monitors budgets for Division; Ensure expenses are within budget; adhere to company approval process. Establish & Develop operating and capital budgets for the PM Division (Contractual / Repair & Capital).
    • Ensure subordinates are diligent and performing their assign responsibilities.
    • Advocate & implement technology and software to increase operational efficiency and promote proactive customer service.
    • Performs personnel functions for Division (e.g. interviewing, evaluating, supervising, counseling, disciplining, directing, training, etc.) for the purpose of maintaining adequate staffing, enhancing productivity of personnel and achieving objectives within budget
    • Prepares a wide variety of written materials (e.g. correspondence, memos, reports, policy/procedures, budget, etc.) for the purpose of documenting activities, providing written reference, and/or conveying information; update property operations manual, when necessary along with O&M Plans.
