Description
LOAN OPERATIONS SPECIALIST - REAL ESTATE PROCESSING
Promote, market, and facilitate the overall sale of products of the bank.
Contribute to the bank's growth by the effective sale of bank services to new and existing customers with emphasis on courteous and professional service.
REPORTING RELATIONSHIP AND SCOPE
This position reports directly to the SVP-Sr. Credit Officer and the Loan Operations Assistant Manager
This position reports indirectly to the SVP-Sr. Lending Officer and the Chief Operating Officer /Chief Risk Officer.
FLSA STATUS
This position is classified as Non-Exempt under the FLSA
OVERVIEW
The purpose of this position is to perform the duties related to processing, closing, funding and servicing of real estate loans
ESSENTIAL JOB FUNCTIONS
Maintain a productive work flow and work as a member of a professional team
Facilitate processing for all Real Estate (Commercial/Construction/Residential/etc.) loans
Ensure that all required documentation is present in the loan request as contained in the real estate checklist
Ensure that necessary approval has been obtained
Assist loan processors with obtaining needed documentation and loan document requests to attorney and/or third parties
Review real estate loan documents for accuracy and obtain corrections as needed
Book loans once closed accurately and in accordance with loan approval and loan documents
Fund loans once closed and review for completeness and requirements met with appropriate exception approvals
Prepare and give to the SVP-Sr. Credit Officer the booking checklist within 72 hours of booking
Assist with imaging loan files, ensuring these are completed within 72 hours after receipt of original documents.
Ensure that all legal documents have been filed for recording with the appropriate agencies
Ensure receipt of title policy from title companies and review for accuracy
Set up and process construction draws
Assist loan customers with service issues such as payments, auto transfers, interest calculations, insurance reports, etc.
Quote and process payoffs of loans
Prepare lien releases
Review lien releases prepared by others
Process any participation advances or payment requests
Process monthly payments for all purchased loans
Set-up and monitor loan documentation exception tracking and clearing
Scan and verify documents in imaging system
Collateral maintenance; verify filing of UCC Financing Statements/Continuations
Insurance tracking and monitoring
Process insurance and real estate tax payments from escrowed accounts
Perform annual escrow analysis
Monitor and clear delinquent property taxes
Verify data input on new and renewed loans
Balance and reconcile assigned General Ledger accounts
Verify collateral hold input for all locations
Track negotiable collateral valuations
Assist in preparation of loan portion of the monthly Board reports
Provide data and information to sales staff from files
Cross train in all areas of the department and rotate duties periodically
Train on new tasks as they are assigned to the department
Troubleshoot and provide assistance to employees/customers on any inquiries, customer service issues, disputes, etc.
Assist in writing and updating procedures
Attend all meetings and complete all training required to ensure regulatory compliance
Comply with all applicable Federal and State regulations and guidance associated with the performance of your job function
Comply with all applicable BSA/AML/OFAC policies and procedures associated with the performance of your job function, including participation in required training and identifications of suspicious activity
Responsible for making suggestions to improve branch/departmental operations and overall bank
Perform other duties and assignments within the bank at Management's request; accept periodic cross-training
