    Regional Property Manager

    Overview: We are seeking a dynamic Regional Property Manager to oversee the operational and financial performance of our portfolio of properties within a designated region. The ideal candidate will have a strong background in property management, exceptional leadership skills, and a proven ability to drive results while ensuring exceptional tenant satisfaction.

    Role: Regional Property Manager
    Reports To: Director of Property Management
    Compensation: Starts at $80k
    Location: Des Moines, Iowa

    Responsibilities:

    1. Portfolio Management:
      • Oversee the day-to-day operations of a diverse portfolio of properties within the designated region.
      • Implement and maintain effective property management strategies to maximize asset value and achieve financial objectives.
      • Conduct regular property inspections to ensure compliance with company standards and identify areas for improvement.
    2. Financial Management:
      • Develop and manage property budgets, including revenue forecasting, expense management, and capital improvement planning.
      • Monitor financial performance and implement strategies to optimize revenue and control costs.
      • Prepare and analyze financial reports, including income statements, balance sheets, and cash flow projections.
    3. Tenant Relations:
      • Cultivate positive tenant relationships and ensure exceptional customer service at all times.
      • Address tenant concerns and inquiries promptly and professionally, striving to resolve issues to the satisfaction of all parties involved.
      • Implement tenant retention strategies to minimize vacancies and maximize occupancy rates.
    4. Leasing and Marketing:
      • Develop and implement leasing and marketing plans to attract and retain tenants.
      • Collaborate with leasing teams to optimize leasing efforts and achieve target occupancy levels.
      • Stay informed about market trends and competitor activity to identify opportunities for property improvement and leasing strategies.
    5. Team Leadership:
      • Recruit, train, and mentor property management staff within the region.
      • Provide ongoing guidance and support to ensure team members are equipped to perform their roles effectively.
      • Foster a positive and collaborative work environment that promotes teamwork, accountability, and professional development.
    6. Compliance and Risk Management:
      • Ensure compliance with all applicable laws, regulations, and company policies.
      • Implement risk management strategies to minimize liability and protect the interests of the company and its stakeholders.
      • Maintain up-to-date knowledge of industry best practices and regulatory requirements related to property management.

    Qualifications:

    • Minimum of 5 years of experience in a Leadership Role
    • Bachelor's degree in Business Administration, Real Estate Management, Organizational Leadership or related field (preferred).
    • Strong understanding of financial principles and experience with budgeting, financial analysis, and reporting.
    • Excellent communication and interpersonal skills, with the ability to effectively interact with tenants, vendors, and team members at all levels.
    • Track record of building and leading high-performing teams.
    • Detail-oriented with strong organizational and problem-solving skills.
