    Job Title: Property Management Maintenance Technician

    Location: Des Moines, Iowa

We are seeking a skilled and reliable Property Management Maintenance Technician to join our team and contribute to the smooth operation of our properties.

    Job Summary: The Property Management Maintenance Technician is responsible for the general upkeep and maintenance of residential and commercial properties within our portfolio. The successful candidate will perform a variety of tasks, including but not limited to, preventative maintenance, repairs, and emergency response. The role requires a high level of technical knowledge, problem-solving skills, and excellent customer service.

    Key Responsibilities:

    • Perform routine maintenance and repairs on properties, including but not limited to electrical, plumbing, HVAC, carpentry, and general building maintenance.
    • Conduct regular inspections of properties to identify potential issues and address them proactively.
    • Respond to emergency maintenance requests promptly and efficiently, including during off-hours as needed.
    • Complete work orders as assigned in a timely and accurate manner, ensuring all maintenance tasks are recorded and reported appropriately.
    • Assist with turnover tasks for vacated units, including painting, cleaning, and minor repairs to ensure units are ready for new tenants.
    • Coordinate and supervise contractors and vendors as needed for specialized repairs and services.
    • Maintain a clean and organized work environment, including proper storage of tools and supplies.
    • Communicate effectively with residents, tenants, property managers, and other team members to address concerns and provide updates on maintenance work.
    • Adhere to company policies and safety procedures, ensuring compliance with local regulations and building codes.
    • Keep up-to-date with industry best practices and emerging technologies in property maintenance.

    Qualifications:

    • High school diploma or equivalent; technical or vocational training in maintenance or related field is preferred.
    • Proven experience as a maintenance technician, preferably in property management or a similar role.
    • Strong knowledge of electrical, plumbing, HVAC, and carpentry systems and repairs.
    • Ability to diagnose and troubleshoot problems effectively.
    • Excellent customer service and communication skills.
    • Strong organizational and time management abilities.
    • Ability to work independently and as part of a team.
    • Basic computer skills and proficiency in using maintenance management software.
    • Valid driver's license and reliable transportation.
    • Physical ability to perform tasks such as lifting, bending, and standing for extended periods.
