    Are you an accomplished project management professional with expertise in managing tenant improvements, furniture installations, capital facility projects and public works construction contracts?     The Senior Project Manager works within the Capital Development Division (CD), in the Space Planning, Interiors, and Tenant Improvements group.

    The position manages facilities project delivery, and tenant improvements for City-owned and leased facilities as an owner's representative. Project scopes can range from adding 1 workstation to multi-floor tenant improvements.

    In this role, you will be responsible for executing multiple complex projects simultaneously; including furniture planning and installations, moves management, buildouts, and tenant improvements.

    Project management duties include managing capital facilities projects on time, within budget, and in compliance with the governing laws and statutes.

    A successful candidate must be willing to take initiative and be motivated to manage a full project workload while quickly adapting to CD's delivery process, City, State, and Federal Codes, RCWs, and other policies.


    ABOUT US:
    Finance and Administrative Services (FAS) is the backbone of the City of Seattle and a

    dynamic organization

    comprised of eleven divisions and 450+ employees that provides $375 million a year in services to the City through an

    exciting portfolio of lines of businesses .

    FAS manages over 120 City facilities—including police and fire stations—coordinating logistics and emergency management and making sure women and minority-owned businesses can equitably compete for City contracts.

    Plan and manage all phases of capital facility projects, including schedules, initial project budgets, consultant selection, design phase consultant management, overseeing consultant permitting, construction, closeout, and warranty.

    Perform feasibility and capital planning studies to assess if a project is possible and give feedback for funding decisions for strategic capital programs and development projects;
    Complete and deliver projects through various purchasing and public works contracting methods;
    Acts as the owner's representative on behalf of the client throughout the entire lifecycle of the project;
    Conduct preliminary engineering/design reviews to establish scope, schedule, and budget for future projects;
    Oversee selection and coordinate activities of vendors, contractors, and consultants.
    Negotiate, assist in scope definition, and oversee consultant contracts;
    Work with committees, FAS Facilities Operations, and tenants/end users during project scoping, design, and construction to achieve project objectives;
    Manage total project budgets including hard and soft costs; review, and authorize payments to vendors/consultants/contractors;
    Manage contract amounts, paydowns, and forecast spending to track project success;
    Manage and oversee construction, including maintaining schedule, evaluating and processing change orders, ordering field directives, and closely watching budget contingency management;
    Establish, monitor, and report on project budgets and schedules to clients and supervisors;
    Coordinate the efforts of teams that include many types of consultants, stakeholders, contractors, vendors, and agencies;
    Coordinate all aspects of furniture installation, moves, occupancy and surge space planning
    Coordinate design document reviews for quality assurance and alignment with project scope and goals at appropriate project milestones with various stakeholders;
    Work closely with Operations and Maintenance staff to ensure that projects will meet their needs and successfully transition to operations staff at end of project;
    Perform project management services for City tenant departments requesting construction projects at FAS-owned or tenant-owned facilities.
    Other duties as assigned.
    Minimum Qualifications

    Bachelor's degree in architecture, engineering, construction/project management, interior design or closely related field of study; and
    Four (4) years experience managing design and/or construction of multi-discipline building projects including tenant improvements, renovations, and space planning.

    Or a combination of education and experience, which provides an equivalent background required to perform the work of the class.

    The most successful candidates will possess:

    6 – 8 years of project management experience as an owner's representative in space programming, tenant improvements, major furniture systems and accessibility;
    Direct experience in managing facility projects and public works construction contracts in the public sector;
    Experience coordinating Architectural/Engineering consultant teams via contracts, facilitating multi-disciplinary teams;
    Strong project management experience with tenant improvements
    Experience with furniture systems and installation
    Experience with material selection and maintaining design standards
    Experience conducting accessibility assessments and developing and implementing accessibility improvement plans.
    Excellent communication and customer service skills;
    Proven ability to identify and manage highly sensitive matters;
    Strong active listening and conflict management skills with a focus on problem-solving and facilitating consensus.
    Ability to write clear, concise, and direct narratives and reports
    Proven ability to understand technical information and translate it to non-technical audiences
    Experience working in a team environment in an architectural, property management, or engineering environment, managing multiple disciplinary teams and/or projects for facilities;
    Excellent time management skills and the ability to successfully move several projects forward at the same time;
    Proficiency in Microsoft Office applications (Microsoft Project, Word, Excel, PowerPoint)
    Working knowledge of AutoCAD and Project Management software.
    Exceptional communication skills, both written and verbal to interact with a diverse workforce including the skilled trades, contractors, consultants, clients, and regulatory agency personnel;
    Valid Driver's license or equivalent mobility.

    This job is classified as Strategic Advisor 2, General Government, Classified Civil Service, Regular, FLSA exempt (not eligible for overtime).

    The full salary range for this position is $ $ 78.78 per hour.

    The salary for this individual role has been identified as $ $67.89 per hour or $137, $141,726.32 annually, based on internal equity and experience sought, and inclusive of the 2024 cost of living adjustment.

    Work Environment

    This position requires onsite work.

    Alternative Work Arrangements and hybrid telework schedules for work conducted in a normal office environment may be considered and will be based on operational needs and consistency with FAS policies.

    Since November 1, 2022, City employees have been working a hybrid schedule working at least two days a week in the office at the Seattle Municipal Tower.

    FAS policies require that hybrid work environments (work from home) be located within the state of Washington.

    Job work includes projects in the City of Seattle essential facilities and will require a background check and Criminal Justice Information Services/Washington State Patrol security clearance and training.
