- Oversee project quality, subcontractors' performance and manage project schedule.
- Build a good rapport with inspectors, keep track of all permits and manage project sign-offs.
- Effectively communicate with the subcontractors, architecture/engineering disciplines, and all trade workers.
- Respect and understand the project schedule and manage the flow of work for a timely completion while being fully aware of the economic, performance, contracting, and other ancillary project constraints.
- Develop scope of works for each trade, participate in the buyout process and work with project managers in preparing subcontract agreements.
- Hold PreConstruction meetings with subcontractors, designers and inspectors prior to the commencement of key construction activities.
- Hold weekly subcontractor meetings, review 3-week lookahead schedules, clearly communicate expectations and hold all parties accountable for a safe and timely project delivery.
- Perform daily job safety walks, fill out safety log and issue correction notices or immediate corrections as necessary.
- Meet with company safety manager periodically, make it a priority to address all current and future safety concerns.
- Keep a detailed daily log.
- Provide QA/QC management of construction work to meet project requirements.
- Mentor and train assistant superintendents, project engineers and interns.
- Demonstrate management know-how, leadership, and be a team player.
- Develop client relationships to attract new clients and to keep existing clients.
- 8+ years of ground-up residential and/or commercial construction experience.
- Type III and/or Type V wood framing experience required.
- Thorough knowledge of construction trades, means and methods, materials and scheduling.
- Bridging the gap with collaborative cooperation to achieve positive outcomes when differences arise between subcontractors and sometimes between architects/ engineers.
- Ability to multi-task under stress to meet deadlines.
- React positively in the face of conflict and encourage productive collaboration.
- Self-motivated to learn, investigate and understand.
- Effective communication skills.
- Proficiency with Microsoft Office suite is required.
- OSHA30 certification preferred.
