- Cost Estimation: Prepare accurate cost estimates for construction projects, considering materials, labor, equipment, subcontractor bids, and other expenses. Use historical data, industry benchmarks, and cost databases to inform estimates.
- Value Engineering: Identify opportunities for cost savings and efficiency improvements through value engineering techniques. Evaluate alternative materials, construction methods, and design options to optimize project value.
- Bid Management: Manage the bid process, including soliciting bids from subcontractors and suppliers, evaluating proposals, and negotiating contracts. Ensure that subcontractor bids are complete, competitive, and aligned with project requirements.
- Contract Negotiation: Negotiate contracts with subcontractors, vendors, and consultants, ensuring that terms and conditions are favorable and consistent with project goals. Review contract documents and resolve any discrepancies or issues.
- Risk Management: Identify potential risks and uncertainties that may impact project success, such as regulatory requirements, environmental concerns, or market conditions. Develop risk mitigation strategies and contingency plans.
- Client Communication: Interface with clients to understand their needs, expectations, and project objectives. Provide regular updates on project progress, budget, and schedule, addressing any concerns or changes in scope.
- Team Leadership: Lead a multidisciplinary team of professionals, including estimators, schedulers, and support staff. Delegate tasks, provide guidance and support, and foster a collaborative work environment.
- Quality Assurance: Ensure that project plans and specifications meet quality standards and regulatory requirements. Review design documents and construction drawings for accuracy and completeness.
- Continuous Improvement: Stay abreast of industry trends, best practices, and emerging technologies in preconstruction and construction management. Identify opportunities for process improvement and implement innovative solutions.
